    Hello, Is there room for growth and building or with all these companies coming and influx of people that TN will be soon be overly populated and crowded? Just think generations down the road?

      I understand your question and yes we are having a lot of growth. If you were here though you would see the huge amount of green space and undeveloped land that offers opportunity For growth for years to come

      @@LivingInNashvilleTennessee1 My opinion is that Nashville will continue to trend upwards but it may slow a bit when interest rates start to increase. But with the demand and housing shortage we have right now I definitely don’t see a crash. Just my guess though 🤷🏻‍♂️😁

      @@caseE44 I completely agree we have so many moving here and needing housing that our lack of inventory alone will keep the competition for homes high- and prices strong.

    News flash: interest rates are 5.5% for 30 year fixed. The 40 Year mortgage will be normal in 15 years or less.

      Yes indeed . Those rates have changed since o put out the video. This last 6 months have seen a full 3% rise.
      Unfortunately I also think that the adjustable rate mortgages are going to come back in style. I will never ever ever recommend someone take that

    What is your opinion on the price increases in suburbs such as Spring Hill and Thompson's Station? Many of those homes have risen 200% of more over the past decade which seems kind ofcrazy to me.

      It has increased so much because it’s one of the green areas with lots of land for construction and because of the Williamson County allure of close to Nashville, beautiful rolling hillsides, great public schools

    Yes, while there is people moving in to the area, coming from CA mainly. If they stop coming in while the markets go down, interests go up, and the economy goes down I would not believe prices would keep up. I listen to experts who know the US economy in detail. Markets go up and down!

      I agree with you completely markets do change and I hope we flatten actually. Those speaking of a crash don't mean ( I don't think) flattening or one or 2% drop--- they are looking for 10,20,50% drops. Based on the information that I mentioned in this video I don’t see that one in Nashville; do you?

    Crashing? Heck no! Amazon & Oracle are about to take housing prices to the next level. Affordable housing for people from TN is a real concern. The issue has been hijacked by politics.

      @@JoJoJoker I'm not so sure about Camden- about 1:30 from Nashville. Camden would be a good place to live if work near Clarksville or from home and far more affordable small town

    I spent time in the Nashville suburbs looking at houses, and none of the sellers had any gameplan other than sell this house at profit and buy another house.. The biggest concern i heard from brokers was interest rates. That means financing is important.. Im spooked where i live, and houses go for 1k a square foot and every house is bought with cash and immediately rebuilt

      Interesting.
      One of the main reasons that Nashvillians are not selling their home to either downsize or upsize is that they are afraid they can’t find another home but will sell their house immediately. That is a real valid concern!!

      @@LivingInNashvilleTennessee1 they are all selling their homes to either downsize(make money), or upsize(use equity to buy a swankier place). As a Californian with some money and equity, it is weird to see how people in nashville are so enamored in gaudy and huge houses with no care whatsoever of any landscaping or such that makes a home, well, a home.

    Thank you for the information. You contradict yourself when you use “conservative principles” and more breathing space in the same sentence. I know many folks who are looking to move to Nashville because of all the reasons you mentioned, but their only concern is Nashville is too conservative for them. I am fine and completely respect your affinity towards conservatism, but I am afraid the rate at which Nashville is growing it is headed towards liberalism in the future like any big city. Many folks who move from the west (since they are really the only people who can afford the houses there) are bringing in with their ways of thinking especially in high end areas like Brentwood. You walk through Brentwood and it really doesn’t feel That conservative, because every third person I meet is from the west coast.

      That is a valid concern and one that many of us have, both "old timers" and newcomers alike.
      I'm not sure why people wanting more breathing room and conservative values are a contradiction though?

      I totally agree with you. Happily at least for the next few years that is not necessary. Nashville is far more than pockets of Davidson and Williamson Counties this is why we try to explore many of the less high dollar areas that are in the Nashville Smsa. Thank you for your support!

      @@LivingInNashvilleTennessee1 it is necessary. there is no infrastructure like most cities, so folks will regret moving to south franklin with zero public transit options and an hour commute each way. These houses are in the $800k for centennial high school.

      Absolutely of course you were right you could never say never but, for those who have held off for the last year and a half to two years( and I actually have one customer who’s held off now for six years waiting for a bust) You have to use the information that we’ve got to discern your self what’s best for you. When you look at amount of debt that people were holding at the last crash and the amount of their total income that went to debt service, in spite of the fact that our housing prices are up that ratio is still a lower now than it was then

      @@LivingInNashvilleTennessee1 I bought two rentals in Nashville but now I feel prices are too high and it wouldn’t be worth it some other states are making more sense now if your buying a rental it has to make sense

      “Conservatism” - as in opposing the concept that every answer to every problem is more government? That’s called liberalism.
      Cali is progressive not liberal; Progressives do not believe in individual rights or personal autonomy. They see people as members of groups and believe the government can fix all of our personal problems.
      I hope people open their eyes enough to see how the progressive governments of CA & NY (my native state) were ruined by bureaucratic corruption and act accordingly.
