Agreed, its applicable for those who plan to live in Germany for long time and who can afford. Even after 10 years you can sell the property with profit if the prices go up. If you dont want to sell, and make the property your home, your future self will thank you for the investment.
I have a question . Now you would have got it for 10 years rate . Is it fixed rate or ? Can you change the finance rate or refinance it when interest rate reduces ?
@syedibrahim4543 Rate is fixed for 10 years. There will be a renewal after 10 years either from the same bank or any other which you want. You cannot change the interest rate in between. All you can do is give extra payment every year apart from your monthly installments. This is known as additional annual repayment (Sondertilgung). Mostly 5% of your loan amount taken from the bank. When you will speak with bank you will also get some options to fix the interest rate when its low for example via Bausparvertrag. Although this savings plan involves fees and time, but people take this as well in Germany.
You dont need German citizenship to buy a house in Germany. You can buy if you have EU Bluecard or German PR or Residence Permit. If you have sufficient funds, bank takes decisions to give you loan.

When u say u pay emi instead of landlord , it is just 2 percent you are paying . And it takes 30 years to settle it .
