I think buying would be a smarter choice, as the value of the property goes up (unless depreciation) but at the same time I can invest the same amount in financial markets and have more money and end up buying a house without paying hefty interest fee.
Well this is quite subjective but one of the main difference is the Cost. On average a house would cost you more than an apartment. Additionally having a house has more responsibilities compared to an Apartment because you are the only person responsible to take care of your house while an apartment usually has a home owners association distributing the tasks. These are some points I could think of at the moment. Ill try to make a detailed video on the topic soon.
@ that would really help. Also living in an apartments requires monthly property management fees but house also requires maintenance time to time. Not sure about bureaucracy at some point in time of being a house owner is more complex to manage or not. Yes it would be helpful if there is some detailed analysis on this.
Hii Ahsan.. During the Steuererklärung, should I inform the Steuerberater separately about the Tagesgeldkonto Zinsen and other Portfolio Zinsen in Scalable Capital? Or from the Scalable Capital, Finanzamt get the information automatically?
Can you please make a video with insights of buying an apartment/house that is auctioned/defaulted. The upfront costs seems to be low(depending on auction) and also no brokerage fee.
Great video. But I think, if you consider a longer term, after the 30 years (say 50 years, including after retirement), the payment balance of your example will flip right? And you pay less money in total by buying
Buying a House in Germany for Investment purpose has got lot of Tax benefits and somebody who is looking for a long term with family would also make sense to buy a house because Rental values are higher than your housing EMI
Informative video. Until we find a perfect buying option, where to put that money we save up? Banks don't offer interest other than Festgeldkonto, which cannot be easily withdrawn when needed. Any advice here? Thanks.

Thnx for this. One question- what do you think buying an apartment vs house- pros and cons?

For a property of 300000, in span of 30yrs would be - 551000(not included house geld) approx.
And renting for 30 yrs - 456000 appox.
🙏
After the 30 years, you own nothing as a rental but as the owner you own over 550000
💯
Thanks for such an informative content, however would be better if at the end compare both(renting/buying) numbers in a table/graph.
Glad you liked the video, there is a chart near the end of the video

Its better that you inform the tax consultant. You will get a tax certificate from Scalable Capital

Well i have mentioned only one of the most common scenarios. Obviously things would change even if a single variable changes
Okay. I just mentioned it because you still need to live somewhere until the day we die, so maybe it was still interesting
Yes, i agree with your point but people usually do not do calculations for such a long time in the future.
@@ahsanfinance Among my friends the all think a bit longer term but still, I think your video is very helpful. Thank you
I think you have a good friends circle, thinking for the long term can be very good.

Absolutely buying a rental property can make sense for some.
Your take is buy or no buy?
Well my personal opinion for me is that I would be renting till I find something great for me
