    I think buying would be a smarter choice, as the value of the property goes up (unless depreciation) but at the same time I can invest the same amount in financial markets and have more money and end up buying a house without paying hefty interest fee.

      Yes I think its a delicate balancing act. Some can do both in parallel but for most beginners its better to just start with investing and build some funds on the side before thinking of buying.

    This is a personal life choice eventually. Renting offers flexibility to change your residence based on life needs. Your residence impacts your quality of life significantly. Buying a property to live in locks you in for decades with extremely rigid liquidity options where its pretty difficult to benefit financially as an investment.
    My personal preference is to rent (i have a good deal already), invest in mutual funds/etfs, and make a purchasing decision when my needs a re less likely to change. Until then, it makes little sense for me to lock myself in for decades in a property comprising the quality of life I will get.

    Can you please make a video with insights of buying an apartment/house that is auctioned/defaulted. The upfront costs seems to be low(depending on auction) and also no brokerage fee.

    Buying a House in Germany for Investment purpose has got lot of Tax benefits and somebody who is looking for a long term with family would also make sense to buy a house because Rental values are higher than your housing EMI

    For a property of 300000, in span of 30yrs would be - 551000(not included house geld) approx.
    And renting for 30 yrs - 456000 appox.

      After the 30 years, you own nothing as a rental but as the owner you own over 550000

    It is bad in Germany 🇩🇪. In a nutshell you need to give 20 percent of the property to the bank whereas in Netherlands it is so expats friendly that their bank gives 100 percentage mortgage of the property as a result I have many friends who took their house within 6 months after landing a job at the age of 35 which is impossible here

      I do not know about how expensive it is in the Netherlands to buy a house but they also have buying costs. If you have a good enough salary even you can get 100% financing in Germany quite quickly.

      Well this is quite subjective but one of the main difference is the Cost. On average a house would cost you more than an apartment. Additionally having a house has more responsibilities compared to an Apartment because you are the only person responsible to take care of your house while an apartment usually has a home owners association distributing the tasks. These are some points I could think of at the moment. Ill try to make a detailed video on the topic soon.

      @ that would really help. Also living in an apartments requires monthly property management fees but house also requires maintenance time to time. Not sure about bureaucracy at some point in time of being a house owner is more complex to manage or not. Yes it would be helpful if there is some detailed analysis on this.

    I don’t plan to live more than thirty years, so having a huge sum of property after I die doesn’t make sense to me. I’d rather invest the money and enjoy life while living in a rental. To me, a mortgage is just another form of rent. ya if you can buy paying all at once is anther thing.

    I wonder what the average interest rate for mortgage for blue card owners is. Is there anyone who get it in last couple of months?

      The rates vary depending on many conditions. Plus the interest rates from ECB are also decreasing steadily. So its hard to say anything.

    Great video. But I think, if you consider a longer term, after the 30 years (say 50 years, including after retirement), the payment balance of your example will flip right? And you pay less money in total by buying

    Hii Ahsan.. During the Steuererklärung, should I inform the Steuerberater separately about the Tagesgeldkonto Zinsen and other Portfolio Zinsen in Scalable Capital? Or from the Scalable Capital, Finanzamt get the information automatically?

      Its better that you inform the tax consultant. You will get a tax certificate from Scalable Capital

    The real concern is initial arrangement of DP and cost of registration, do you have any idea who can help us for arrangement of 100% loan amount? ( DP & extra cost incl.)
