      Awesome you're investing and able to diversify! You can be active and force appreciation with your real estate assets. The control can be a nice and diversification can be beneficial too!

    Can you break down the expenses further? Do you have separate meters for each suite? What about ongoing maintenance and capital costs? I find people underestimate these numbers...plus how long from purchase to fully rented (estimated and actual)

    How do you estimate Reno cost accurately. A walk through with a contractor? Also was it an off or on market deal

    What is the formula you are using to determine how much you get back after refinancing?I thought it was 80% of the forced appreciation value minus your total equity. In this case, 80% of $1,100,00 - $292,000 (your down payment plus renovation). Thanks, Im just a little confused how you ended up with only $117,460 down from $292,00.

    For your expenses, how do you maintain such low cost? What is the cost for property insurance? If it is around 100$ would you be able to share the company name. Thanks for sharing and those updates are nice, the tenants will surely be pleased.

    Is this done through a real estate holdco? Does the owner need to provide personal guarantee? Does the holdco need to have 3 years operating history?

      When getting the mortgage, does the lender assess the owners debt service ability as well? How can you keep refi? Wouldn’t that the owner won’t be able to service it? Would you please elaborate that? Many thanks!
