What's the point in buying a real estate? With today's salary it's impossible to buy in metro cities. If you buy an under construction peoperty somewhere in outskirts where you cannot possibly live, you end up spending on emi as well as rent. Then what's left for your day-to-day needs? Finfluencers bought proerties because they made a lot of money and had enough cash inflow to buy it. It doesn't mean that they are misleading.
Obviously those who can't afford real estate can't afford. It is different from real estate being an unwise instrument of investment. The hypocricy of these finfluncers is that they were themselves buying real estate while advising others not to buy.
It is right that it is impossible to buy in metros today, but it was within reach three years back. What he is saying is because of their distractions, decisions were not made and a large number of folks missed out and now out priced by the market. If they understand that a stock price is going to fall & they have to withdraw that money, then investing in real estate is the way to go. True. But i see few Disadvantages:- - Loan amount would be very very less compared to the cost of the land. What if someone has portfolio of 50-60 lacs in mutual funds, should he/she continue to invest in mutual funds, with having his/her parents house and don't have to pay rent.
I have made substantial wealth from being invested in equity for 20+ years. This had enabled me to afford a property 10X of the present value of the property that would have been bought by me at that time, and leaving enough balance for a good retirement. The oversimplification of asset allocation practises, and lack of understanding investment strategies in financial instruments is evident in this video as well which is biased towards promoting real estate. Unfortunately there is no regulation pertaining to financial planning & hence many youtube channels flourish that mislead the general population that is largely gullible.
