Haven't heard part two but a good strategy, if you can afford it, is to have a 15 year mortgage instead of a 30 year mortgage. Like Gorgo said, try to buy a house where you can rent some rooms so the income can help you to pay the 15 year mortgage. Also, instead of paying your mortgage every month, you could pay it every two weeks. That way you are paying more towards your principal and less towards interest and you will pay down the house before 15 years if you do that.
