This video had my head spinning, lol. Thanks for showing this side of real estate. I’ve seen a few videos where homebuyers have shared that the builder/seller canceled the contract. In your opinion, does situations like this happen often? Or is it the result of a seller’s market?
NO! There termination or cancelling of a contract is not normal, even in this market. Out of at least 125 builds, this has happened to me THREE times and always the same builder. The home did not appraise because the preferred lender of the builder ordered the appraisal before it was ready... and because the buyer is purchasing with an FHA loan the low appraisal stuck to the property (for 6 months) and the only way to move forward would be to switch lenders and go USDA, which the builder would not allow because they have a 95% capture rate with the preferred lender (not my problem). This builder chose not to give my clients an additional week or so to close, even though the mistake occurred on the Builder side, not my clients side. When they canceled my clients contract they re-listed it at a higher price and then asked me if I have another client to purchase it... I TRY NOT TO FLIP OUT in real estate but.... It all worked out and I found my clients a BETTER and BIGGER home.

Charlotte prices are Nuts! Seems like all your videos the prices are at 350k and above for new construction...... I'm so happy I dont hv to buy in this market and I make my last mortgage payment next month!!!!!! I'm glad my kids are in college....Do you think home prices will stay high in 2022-2023? Ashley , what are your thoughts on Waxhaw, NC?
Hi NKO! Prices have definitely soared in Charlotte but there are some great deals out there as well, which I am will begin highlighting again. Congratulations on a paid off house! #PopChampagne! You are literally living in your very own personal bank because your homes value has soared as well. I feel that the growth period of Charlotte will continue through 2022 and possibly "flatten" out or normalize in 2023, I don't see a drop because the market conditions of 2007-2008 aren't really present today - I have been licensed since 2006 and a lot of Sellers were super stressed. I really like Waxhaw because I like the space that the older homes and communities offer. It's also very peaceful.
