Sir, grama panchayat has no authority to approve layouts even when a plot is less that 1 acre. They are just a tax collection authority. Pls clarify this.
Yes sir, have told that point also. Gramapanchayat can't approve the layout plan directly, they will have to forward the application/file to Taluk Panchayat in turn to DTCP, post which they can give go ahead upon satisfying all terms and conditions (if it is less than 1 acre).

Hello Sir, No DC conversion on the land and the seller doesn't have town planning approval but the seller has BBMP building plan approval , Betterment Charges (2005) paid on vacant plot , seller got valid A Khatha(PID) documents along with valid sub registered papers. Will there be any problem in future if we purchase this property when the house will be demolished and get approval for new house construction ??
I think, In this case as betterment charges are paid property is regularised that's the reason he has A Khata PID, should be fine to purchase. However, please go for legal opinion to see it satisfies all other bye-laws applicable if any in this locality or wrt to this property.

Without BMRDA Approval you will not get individual E Khata, moreover Gramapanchayat does not have any authority to approve layout plan beyond 1 Acre, so please check the authenticity of the layout plan what developer shares with you. What kind of E-Khata does developer promised to provide you ? Is it Form 9 and 11 A are Unde Khata 11B ? Please cross check once again.

That's fine sir but still i suggest you to go for legal opinion before entering into an agreement. Recently one of my subscriber asked developer to return advance amount as he got suspicious that sign and seal on layout plan copy was duplicate/forged. We can't believe anyone blindly.

Sir, i did not understand your question properly. What ever the case may be DC CONVERSION is must and should. Upon having DC CONVERSION in some cases BMRDA, BMICAPA or other local planning authority may issue NOC but need to check what is the reason for issuing NOC.

Sir, grama panchayat has no authority to approve layouts even when a plot is less that 1 acre. They are just a tax collection authority. Pls clarify this.
Yes sir, have told that point also. Gramapanchayat can't approve the layout plan directly, they will have to forward the application/file to Taluk Panchayat in turn to DTCP, post which they can give go ahead upon satisfying all terms and conditions (if it is less than 1 acre).

Betterment Charges (2005) paid on vacant plot , seller got valid A Khatha(PID) documents along with valid sub registered papers.
Will there be any problem in future if we purchase this property when the house will be demolished and get approval for new house construction ??
I think, In this case as betterment charges are paid property is regularised that's the reason he has A Khata PID, should be fine to purchase. However, please go for legal opinion to see it satisfies all other bye-laws applicable if any in this locality or wrt to this property.

Hi sir, I have taken dc conversion plot in 31 acres layout in Vanajanehalli village near Mandur Bidaraalli hobli and they told they have panchayat approval for layout and will provide e-khata. They don't have bmrda approval. Please let me know what I need from their side.
Sir, first check how many of the existing site buyers got E-Khata till date ? Without BMRDA Approval you will not get individual E Khata, moreover Gramapanchayat does not have any authority to approve layout plan beyond 1 Acre, so please check the authenticity of the layout plan what developer shares with you. What kind of E-Khata does developer promised to provide you ? Is it Form 9 and 11 A are Unde Khata 11B ? Please cross check once again.

Those who purchased revenue site will not have Khata as a result one can't resell it easily, will not have Clear Title, can't get building licence, can't get loans from nationalised banks, chances of forgery id high, one site would be sold to multiple people etc

Sir, please ask why there is no computerised Khata, also cross check all the documents with respective planning authority & gramapanchayat, finally take legal opinion.

Sir, i did not understand your question properly. What ever the case may be DC CONVERSION is must and should. Upon having DC CONVERSION in some cases BMRDA, BMICAPA or other local planning authority may issue NOC but need to check what is the reason for issuing NOC.
