Amendments should also focus on how to avoid litigations, especially when ancestral property is sold without the knowledge of all coparceners. I feel land department should demand and upload family tree of the owner or coparceners into RTC database.

Why trouble people by not allowing registration of dc conversion , revenue sites ,I have heard govt online apps never work
Otherwise illegal layouts will mushroom like anything, there won't be any accountability on developers to provide basic amenities in a layout, revenue will not be generated to Govt etc
They will have to educate the public by giving some lessons in all the TV channels once in a month. People will not know what documents to submit, some of them will not have the required docs and they will not know how to proceed,

Sir, corruption can reduced by only 1%, bcoz subregistrar offices are run by agents and brokers, government officials are only signatory bodies and take settlements from the so called stamp vendor agents sitting outside all the subregistration offices. only 10-20% are educated can do this, rest will take the same existing route to register. if you go to cyber centers they will also charge heftly. how will this be tackled?

It's very difficult sir, it's already 4 months since this bill was passed but still we can find sites in unauthorised layouts are being registered, looks like this bill is like a snake without tooth. However, hope soon this bill would be implemented strictly across Karnataka so as a precaution it is better people stay away from buying sites from layouts developed Illegally without taking any approvals from local planning authority.

They should make REAR compulsory for all developers. Put a ban on revenue land layouts. They should bring rules to control all the developers who have cropped like mushrooms in bengaluru and across karnataka, cheating public in many ways while buying, selling, registering properties
It is already compulsory to Register all real estate projects under RERA, however 90% of the developers don't register their projects with RERA. What should be made Compulsory is Sub-Registrar office should not register any new properties without RERA Approval Certificate, only then Govt can stop registration of sites developed Illegally and unauthorisedly.

Yes sir, i agree that there is lot discrepancies in Revenue Department related websites, every now n then we come across one are the other problem. Officials concerned lack interest in fixing these issues as they always want general public to run from pillar to post.
Since the online service is managed/ run by a sortware company appointed by the government, the staff at the Sub-Resistrar's office are unable to rectify/ set right the technical glitch/ problem in the server /website..

Hello Sir, i bought a site 8 years back its DC conversion near by Arisinakunte & i have Manual Katha as well as Nelamangala Nagara Sabha Limit. Every year i am paying Tax & i have a tax paid challans is there any issues??
That is what revenue minister said sir, when it comes to nagara sabha limits they were issuing Khata for those who had Manual Khata which is incorrect. So going forward registration would be done only if you have electronic khata. Problems may not arise if you have genuine khata, please verify your tax paid challans online in e-aasti website.

You visit to panchayat office and submit documents for making manual to e khatha if its dc converted. Presently they have stopped issuing e khatha from.last 7 months after 2 to 3 weeks they will process and give B khatha this is what update I got from.panchayt.Thousand of appli actions are pending in panchayt

I am planning to buy a BDA property which is under resale. That means, it was allotted to somebody by BDA 10 years ago. Now i want to buy that. I will be the second owner on that property. In this case also, i can do the online registration of the property?
As per my knowledge online registration is not yet started at this point in time sir. But still you can buy the BDA property upon satisfaction of all legal requirements like Clear Title etc.

Yes mam, as I keep on saying in all my videos revenue sites will always come with one or the other issues, so it's always better to stay away from revenue sites. I can't help in this regard, only BBMP has to take necessary people friendly action.

If this is true then both land owners and developers are the culprits, today they will sell sites to innocent and loot their hard earned money, later when land is acquired for PRR project those who purchased sites will loose everything and land owners will get compensation as ಉಂಡೆ ಖಾತಾ will be in the name of land owner only, people are not aware of the consequences of buying sites in this kind of unauthorised and illegal layouts.
Sir how to verify the Dc conversion is done or not for a land.. I am planning to purchase a land in Grama panchayath limit on road side of National highway.. Whether any acknowledgement we can take from dc office to verify dc converaion is real or fake.. Or s let me know if any process is there to check whether dc conversion order is genuine or not?
Ask developer/owner to share DC Conversion order, you can verify the authenticity of it online in below link landconversion.karnataka.gov.in/service99/

Sir, problem depends on title of the property, decision taken by the government, you may not be able to resell easily, can't get loan from nationalized banks, can't get Khata etc this kind of problems would be there, not all revenue layouts would have problem like acquisition of land, encroachment of govt land etc
@@realitybiteskarnataka I checked title and land doesn't belong to SC ST. It's general property land, in RTC it clearly says no land transfer violation is found.
Only issue is this is illegal layout. We had registered on Jan 1st week 2024.
We won't sale this house for sure. Constructing for own use.
We will complete by 3months from now.

I don't do complete legal verification, can help verify few documents which are available online.
