    "If you feel there is the possibility of getting this land entitled and you want to charge a premium, then you should go get it entitled yourself" - Mike Marshall. As someone that works in the land space, this is one of the wisest quotes I've come across. People are quick to ask for premiums due to some believed upside, however they almost never acknowledge the time and risk involved. The key word there being "risk". We get paid for the risks we take.

    Does the scope of entitlement include the zoning change? Our entitlement only refers to getting an approval for a plan that confirms with the existing zoning?

    So have you ever purchased a property and the website for auditor, the assessor and the treasurer all tell you its residential. Then after you buy it and record it you find out from the planning commission its under general industrial. I asked when this change occurred and why as it’s in a residential area. The secretary said not sure would have to talk to the executive to get rezoned. I can’t get with them until next week but I’m not wanting to go through that process. The planning secretary was shocked that everyone validated residential. This is a huge error on there part have you ever had this happen. I plan to contact zoning administrator to get a simple fix. If not I assume I’ll have to sue them because this will case me to be financially hurt. General industrial requires a min of 2ac but this is less than 1. So it’s messed up in many directions.

    do I get a title when I buy land ? In Maine they don't give you title for land.They just put your name in the computer .

    Hi Seth, Thanks for these informative videos, I am wondering if i want to start to get this type of flipping the land, If I am living in Canada can I still do it especially for the process of transferring the title on my name after purchasing the land, do I need to be present in the state?

    Great interview buddy :D As always amazing content. I have started talking to big developers and getting more offers for bigger lots that can be subdivided into a good number of single families. It`s not easy but you can do it.
