This is very nice, the only things I don't agree with is the gentleman will be offering too much flexibility for his guests. As a previous business owner, I do not recommend that. visitors cooking their own food is not a good idea. I imagine people will be visiting from all over, and some ethnic foods can really stink up the place to the point where the smell just sticks to the walls and furniture. Also, laundry should be extra and taken care of by staff only. You should capitalize on your investment, do not treat your bed and breakfast like a hostel.
