All big builders default on conveyance deed with an alibi to fulfill FSI.
Beyond, certain time frame(4 - 5 years) government must automatically issue deemed conveyance with penalty imposed on developers.
Clover Builders, Hermes Builders ,all other major names are major defaulters of conveyance..

I have purchased a flat in a building having a total of 14 flats. A clause is mentioned in my sale deed which says that I have ownership on 1/14 portion of land on which the apartment is constructed. In this case is the conveyance deed necessary?

If builder/developer is approaching for conveyance then customers should not greedy & stop demanding new things. It’s beneficial for customers not for builder

There is a developer I know which has 100% record of conveyance deed since 20 years. Sometimes customers think they can blackmail developer and demands many things before conveyance deed otherwise they will not sign conveyance deed, Here customers apne pair par khuladi marna. If developer has given as per agreement he is not liable to give any thing more legally & developer he approaching society for conveyance deed is good
@saudGhar In my society their are 4 wings. And this wings divided into 3 committees, 1 committee with 2 wing and rest per building per committee. Now builder are planning for Conveyance deed, so in conveyance deed can builder mention shares for committees? the question because two wing have 8 extra flat so they will get more shares and they have pay extra money in common expenses.

Who pays the stamp duty for conveyance deed.
We have already paid stamp duty. Our builder says that he will not pay the stamp duty for the conveyance deed and society residents have paid it @6% of Sale deed.

My Flat is in Building A with 84 members
There are 3more Buildings
Building B 29 Members
Building C 14 members
A/B/C all are Registered cooperative housing society
Building D which has 15 members is not yet become a CHS
Then there are 36 Hutmen
The land on which all of these stand was given to a developer for 99 years by our landowner but for some reason the development stopped and these 36 hut-men remain has it is and the last building also didn’t form a society
I have found that each of these building which is become a society can get deemed conveyance with leasehold Rights that if each member has paid their flat stamp duty
What happens to the building which is not become a society and what about the hut men we want to go for Redevelopment this whole plot is on one cts number the landlord and developer both are not giving us any information they just say a case is going on between them I want to know what’s our future

Deemed conveyance is not possible if the land lord dosent sign the papers who himself is also the member of the society and his having flats over there and his name is on property card.
