@alimonfared Nice video. I get that you give Clients a fixed/firm price, but there are always going to be unknown uknowns. Have you ever succesfully agreed to a risk pot that you establish with the Client before starting on works? Just thinking things like those radiators woukd eat into the profit margin which could be interpreted an oversighted when you scoped up, but it happens.
@@haider8491 hi Haider, thank you for your comment and I am glad you enjoyed it, yes we give the client a fix firm guarantee price not a penny over. My team can and have the skills and qualifications to do every unknown and willing to bare the unknowns a few hundred or even a few grand up on material cost. We have done this on over 40 properties full cycle giving this guarantee to investor as we are the construction company. Say on a 25k refurb 13k is material cost and left over is 12k for labour and a skill builder 5-6k a month and labour staff 130 a day 3k is a month we can afford up down a little bit with how much we get our own hands dirty and intimately it means less. Yes are right in didn’t make as much but doesn’t matter would do it over and over again as still made money and had staff paid every day of the year with small houses worst is knocked down to brick, more material cost of say plaster boards and some skirting bla bla not much when a full refurb is being done anyway, I have posted in-depth videos on it and will be posting a few of my ongoing projects here on TH-cam.
