    Not even 20 seconds in and I'm frustrated. So to have a nice community you have to give up your land rights, and tell others they can't decorate or put things in certain places because the HOA doesn't like it? If that's what you call a nice community...

    Are those houses owned by Home Owner Associations? Like, do the HOA buy those houses and then "sell" them to people interested in living there? Because that's the only way I see them being able to dictate what you can and can not do with "your" house, by making new home owners sign a contract that limits their freedom over their own houses.

    So besides the Uber rich with golf courses and community pools. What amenities do regular HOA areas get? Here in Texas there are some rich areas that have a community center, but 90% of them don't.

  • @bud700

    HOA could sell your house for $3.24. HOA should be illegal or strictly regulated by law.

    I don't house, or plan to own one for a few years, I just really hate the type of entitled a-holes who bully residents because they wield power in an HOA. I've seen so many videos, yet none of them explain how one joins an HOA or if it's something that's automatically done when you buy a house?
    You have to actually sign up for the HOA, or is it something that comes with your house be? Or is it something that comes with certain houses?

    How much do HOA fees typically rise each year? For example, if you buy something today with $400 HOA fees, would you expect the HOA fees to go up to $500 or so within the next few years, generally speaking? Also, could HOA fees spike in some years? And is it hard to find properties with very-little-to-no HOA fees at all around Orlando? Thanks, and great video!

    • @kenpozek
      @kenpozek  3 ปีที่แล้ว +1

      Great question! They don’t fluctuate a ton. Definitely rise with the costs of goods and services. 2-5% increase is about right.

    • @Weathernerd27
      @Weathernerd27 2 ปีที่แล้ว

      There is no limit on how much they go up, my HOA raised the fee 20% last year and wants to raise it another 20% this year. When I bought my condo last year the HOA lied to me the HOA disclosure form said the maintenance was up to date but I later found out they were planning on doing some big projects in the next few years and needed to raise the fee to cover the cost of the project. They also gave a management company complete control of the reserve fund and of course the management company wanted alot more money. If you have a good HOA you're annual increase might only be 2 to 5 % but its a role of the dice and you might face much bigger increases. My HOA's bylaws require a majority vote to increase fees but I soon found out that if only 3 of the 30 owners showed up to the meeting and 2 of them voted for the increase that is a majority.

    Great job, @kenpozek As you correctly stated, HOAs differ in almost every state. Here in NC, in the late 1980’s it became a state law any community with 20 or more homes must have an HOA.

    HOA = tax. It's a hand-shake deal between the city and developers. Building single family homes on cheap land is very expensive. Roads, infrastructure, etc. and it's a pyramid scheme where these cities are inclined to keep building sprawled out neighborhoods that become very expensive once the infrastructure reaches it's useful lifespan. If you're paying city taxes and HOAs, something should be credited back to the homeowner. It shouldn't be both...

    Necessary evil? That's strange, we dont have nothing like that here in Finland, but our neighbourhoods look just fine anyway, so that is a load of crap right away.... Sounds to me like the HOAs do what the cities/municipalities do here, maintain the public areas and keep everything running smoothly....
    Really the closest thing we have here that I can think of is if you buy an apartment in an apartment complex where all the apartments are owned and not rented out you pay a small monthly fee to maintain the yard and the ammenities that are open to all the people living in the building/buildings, but that is limited to that property, not an entire neighbourhood, and if you buy a HOUSE, there is no such thing at all....
    Another thing about America that I will never understand.... Man am I glad I didnt have the horribly bad luck of being born over there! I feel pity for all you americans!

    I may be asking myself why you said you can do whatever without an HOA, but then suggest you can't keep your yard nice if you don't. Doesn't make any logical sense and creates more questions. Are you paying dues to have a lawn service take care of everyone's yard? Are all the houses upkeep done by HOA?
