Worst thing is that on first visit sales person force customer to buy toket which will be expire on tomorrow. why this is happening because token system had succeeded in past and almost all big builders following same. Like VJ - you visit them anytime and sales person ask you to pay for token which will be closing in next 2 days... Like Gera - without Rera number asking people to pay for token via cheque, they also claims that without Rera they got 1300 token n all..
That’s business strategy. Most of the builders are faking sales numbers. At least 50 per units are unsold after launch. They just create a pressure on buyers saying that you will loose out on a great deal(FOMO). And under that pressure buyers makes mistake. As mentioned by sir in video never ever rush for purchasing flat. Take decision only after proper research.

In Pune real estate market is down, channel partners are fraud and they are destroying real estate by doing unethical business, so purchase only ready to move flats and avoid channel partners. And Don't share your budget, 1st analyse location, product, quality , carpet area , amenities and then finalise price then decide. Don't purchase flat on budget purchased base on quality,location and carpet area. And avoid channel partners, channel partners are reason to increase cost of project.
I don't know why people are running behind builders. Real estate is over priced and not need to go for under construction. Always opt for resale or ready to move. There are plenty of options available. Under-construction is waste of money in form of interest and obvious blood pressure due to delay.

RERA has all the details for joint ventures, litigations and approved floor plans. Just look for Saudaghar channel videos where they have mentioned how to check RERA details.
Pune market is over heated, that's because the infrastructure is not as good as other developed cities and so supply is limited, secondly thy hv reduced the carpet area in last few yrs specially in the middle segment, real estate sector needs disruption but it's highly unlikely to happen, one should never go for under development property, rera is too much biased towards builders as the builder Lobby controls rera
Very good coverage... I also get calls from few people who had given eoi in the projects of my builder and now they got to know few facts which are against the builder and now they are not refunding the eoi amount
