while i agree that these prices are inflated on airbnb...you know dam well that studio apartment you showed for nearly 3k a month was'nt a real price..and if it is you all hiked that price up just to deceive people..all apart of promoting that nomad website and make people feel that they are going to save thousands of dollars each month...You'll likely save around $100-$200 per month on the nomad websites from what i can see from my comparison of both website prices...not really that much...and it should be noted i saw listings that were cheaper on airbnb...So it really comes down to if you feel safe using nomads website compared to using airbnb..Also I suggest nomad adding more filters , like hot-tub for one.
Great information. My questions are: Im was thinking of going to Medellin in a couple of weeks to scope apartments out. To ideally move there in April. Is it viable for me to go in a couple of weeks to secure an apartment for later on? Or should I simply just show up in April to find a spot and move in then? Basically are the apartments for rent only available immediately or can I take possession of the flat later on? Sorry If it seems unclear.
You could do that on Airbnb or Booking.com but since this platform requires you to deal with the owners directly, it could be difficult. Especially since they recommend you physically be in the apartment with the keys before you pay.
is there any vetting for apartment listers on this platform? airbnb verifies lister and there is a review history which lends confidence when booking. I'm not sure you're saving much money after accounting for scams here.
Hey Geoff, I'm looking to add vetting in the new year. It's only been running for 2 months so still lots of room for improvement. Completely agree around it lending confidence.
Looks like a good much-needed concept. I visited the website and tried to search by price, but the sliderwas very finicky sometimes bringing up results and sometimes not. Also, when I put my own price in sometimes it just shows $0. Just seems like some tech/usability issues that need to be worked out. Another drawback that I see is that there seems to be no user reviews for the properties. I personally rely on user reviews heavily and regularly leave them myself. I find that it's the best insight you can have before committing to paying for a property.
Hey Kevin. It will remain completely free to view listings and contact landlords. We might add a small one-time listing fee for landlords who want to add a listing, but there won't be any commission. Bogota possibly in the future!
Just wondering if it works on apartments that aren't listed on Airbnb because of the new the mayor put earlier this year. I really to stay at the same place in SurAmericana again
Yes. The rooms and apartments on the platform at the moment are a mixture of current Airbnbs and properties only available on the local market, so it won't be adversely affected if the mayor changes the rules on Airbnbs.
Yeah but the problem is once all the Colombians get hit to this site they're going to start jacking up the prices again and it'll be the same difference between that and Airbnb
At the moment the platform just connects listers with people looking for a rental. In the new year we plan to add more landlord and tenant vetting processes.
Joel only brings up problems when there’s a solution or to downplay them. You just don’t get a realistic view of the pros and cons of Medellin from this site. It’s too pollyannish and misleading
Airbnb includes utilities Wi-Fi, etc. that may not be a enough to justify a huge price increase but if you don’t speak Spanish well, having someone handle all that in case something goes wrong could definitely be worth that price difference. I’m gonna assume those aren’t included if you’re just renting off another site
Hey Mike. The majority of the rooms and apartments have bills included (you can see on each listing if bills are included) - it's pretty standard here if you're renting a place that utilities and wifi come with the price.
🏠 Find an apartment on Nomad Barrio here: nomadbarrio.com/search/rent
📃 List your Medellin apartment here: nomadbarrio.com/host
This is a great initiative, the "fiador" is such an issue for foreigners in Medellin. A lot of value on this platform.
Definitely need to add a property "Review" component.
Extremely cool. Thanks so much AK and Ryan. Will definitely be using Nomad Barrio. Cheers, Benjamin
Very helpful! Thanks for all the info bro 🤜🏼🤛🏽
Great stuff!! been living in the Medellin area for 2 years. Very helpful

Very informative, great video!!
This would have been so useful when I lived in Medellin earlier this year
Platforms like this bring down speculative prices. Thanks Mate!
This looks like a great initiative.

these prices are still inflated... .. I been to places cheaper than this .
Exactly it’s the same if not more using nomad barrio 😂
in 2025 will there be a fee to view listings or contact landlords? listings in bogota also?

Not sure WHY my comment was deleted, “but if it LOOKS like a duck, and walks like a duck…it’s probably A DUCK!”
Did this platform cover other cities in Colombia as well, such as Cartagena, Cali, Bucaramanga, The Coffee Region etc.?
Hey Charles. At the moment it is just Medellin. But in the future I hope to expand to other cities.
Yeah but the problem is once all the Colombians get hit to this site they're going to start jacking up the prices again and it'll be the same difference between that and Airbnb

what protection does nomad barrio have like to airbnb? Are listers vetted? Reviews, etc?
At the moment the platform just connects listers with people looking for a rental. In the new year we plan to add more landlord and tenant vetting processes.
