Great insight Fred, not sure why you went with the appreciation from 2021 to 2022 ,since we are in 2024 and from March 2023 to March 2024 condos are down -1.7% and if you go back 5 years it is only up 11% on resale condos. Not a very good return on investment when you factor in -5% in realtor fees to sell it and that pre construction condos are usually priced 10% to 15% higher than resale condos in the area. I guess as a realtor it didn't fit the narrative.
