    I must have attended hundreds of lectures at school and Uni and the way you learn is by looking at the info on the screen taking in what its showing as the lecturer talks about it in the background . You don't look at the lecturer much if there is info on a screen . Why therefore on this video do you flash up the information on the screen for just an unfathomable split second then go back to the lecturer walking around the room? I already know what he looks like. You need the video style to be the other way round so we can follow it better.

    I'm quite taken back that people need to be taught this.
    And why I say that is its simple manipulative control over another using all forms of available knowledge.
    Personally I consider this underhand and extremely manipulative.... Which goes against morals of being a human being to me.
    Good luck to those that use this, one day it will come back to bite you in the arse nicely... It always does in one way or another.

      Hi. Thanks for your feedback. The Baker Street talks feature a wide range of speakers each sharing something about what they do in property which has made them successful.
      I take your point about manipulative control. But to be frank, that is behind any modern day sales process, whether u r buying coffee at Starbucks or doing your shopping at Tesco; there has been a lot of thinking which has gone into ‘persuading’ u to reach the decision they want you to make.
      In defence of Andrew, you really need to come down to Baker Street property meet and meet him in person. He is very down to earth, honest and extremely successful

      Don't get me wrong, what his doing and done is quite normal in this present day.
      I do have aims to come to the meetings in due course as I have had a change of life due to an RTA and still recovering 2.5 years later.
      I was a builder - carpenter by trade and had a successful company until I could no longer move from the RTA...that promptly went bust.
      Therefore the reason to watch your videos as, in the next month or 2 I can return to work finally but want to make money for myself instead of customers being that I'm a specialist in refurbishments and loft conversions.
      I look forward to meeting you in due course at one of the meetings.

      Interesting point - as I think more attention may come into this arena on topics like this in the future.
      With all due respect to Ranjan who I admire for his knowledge (and I am all for sales & actively involved in property deals like this) I have heard another video from Andy in which it is suggested to look for things like divorces on leads’ Facebook feed & thus knowing which ‘pain’ buttons to push.
      I get the point about Tesco & I know this is common in sales - although I have never seen tesco personally & directly (to individuals) exploit clients troubles such as divorces to encourage a sale. Even if it is legal or has a precedent I sympathise with Leesey in that regard.
      Rather than to be critical as that is not my point, I would rather suggest a way in which I would prefer to hear Andy discuss these things (in my humble opinion only)
      Rather than suggesting we exploit their pains & know which buttons to press. It could be put that we humanely explore their troubles, offer genuine sympathy & then present our offer to them - to give them an option to solve their problem. Selling our offer honestly on its merits as a proposition. Such as speed/certainty, etc.
      I’m sure that is what Andy means anyway but I think more could be done in the presentation of the ideas from wider field of sales speakers to avoid it being interpreted by some as unscrupulously manipulative & predatory.
      Great content on the channel generally & keep it up.

      Sorry you feel this was manipulative, I work to find a positive outcome for both seller and buyer.
      Usually all the sellers that I help have problems and have been let down by traditional sales channels as the problem they have frustrates any sale.
      I gave examples of some of these problems - the couple who had leased their roof to a solar panel company had 3 buyers pull out as their lender would not mortgage the building. Through knowledge and experience I was able to solve this problem.
      I'd love to meet you at the next Baker Street and we can have a proper face to face chat to alay your fears

      @@PaulHanafinMusic Absolutley agree with your comments. A discussion one on one with a seller is always sympathetic and caring focused on solving problems for them. Often I give advice freely to remove a knowledge barrier for a seller.
      You do business with people you know like and trust. I do not sell anything to property sellers, I offer certainty through solutions I offer that they can achieve a sale
      .

    Ranjan, I usually REALLY LIKE the stuff you put out and unfortunately this has been the first time that I had to stop watching. I've rarely seen a worse presentation than this. Even the slides were so badly prepared that images overlap text; and I hasten to add that the text has been copied and pasted from some standard NLP practices, which incidentally only work if you understand how to use them, and this presenter clearly doesn't. The key factor to any fruitful negotiation, including any strategies or language used, rely on "time" and "space" and this guy displays neither. I would strongly recommend that you disassociate yourself from these kinds of low-level, psudo-trainers. If I hadn't seen the excellent videos you usually put out, I probably wouldn't have visited your TH-cam videos again. Sorry for the negativity, but it has to be said...

      Thanks for the honesty of your feedback. We have a variety of speakers at Baker Street, all representing different points of view. But keeyp subscribing, because you never know what or who you will hear from next!
      (The issue with the slides was a tech issue in that they were prepared in a different screen ratio to that of the hotel projector.)

      @@ranjanbhattacharya-succeed7617 Yeah, I figured that... it's just a bit ironic that he kept saying how important it is to prepare! Anyway, sorry for the negative feedback, I'm actually a big fan of the stuff you put out; I'm also a consultant currently working in Shanghai, (though I do have a small property portfolio in the UK), so perhaps I'm being a little biased. But, basically someone shouldn't give any training about the importance of "strategies" and "body language" when understanding so little about them? I'm sure he's a very nice chap and I don't doubt that he's made some money, but this really isn't useful training. If he's an accountant he'd be better training people on some financial aspecs regarding loans v returns in relation to property investments... I'm sure he'd be better at that :)
