  • Dr Bimal Patel’s presentation on the Redevelopment of Mumbai Port Trust (MbPT) land, one of the prime areas of Mumbai. This is organised as a part of the CEPT Urban Design Roundtable on Nov 19 at 6 PM.
The use of Mumbai Port Trust facilities has declined in the recent decades following the shifting of activities to Jawaharlal Nehru Port Trust (JNPT), across the bay at Nhava Sheva. This has created a unique opportunity to develop a large expanse of central land in the island city. Dr. Patel’s presentation will focus on the new approach he has taken in redeveloping the first phase of the project, covering about 2.53 sq. km. It will detail how the land can be used efficiently and innovatively, regulate the development using a form-based approach and enhance public spaces by discouraging under-developable private land.

Subject may be for Architects but it has a great leadership and engineering lesson. How leaders and engineers need to approach a problem optimistically and pragmatically.

The host did a better job than 99% others I have seen moderate talks and debates both on TV and online. Much appreciated for the diligence.

In your envelope socioeconomic and very particular legal issues has not been covered. Many of these port land given on leases during British Raj or just after indipendent and having legal protection to evict without the process of law. You will agree such legal issues are not easy remove over a night and it is time consuming under Indian court. Planners are responsible to address these issues too, which is laging here.

Link FAR with occupancy square footage. This will assure planned population density in designated areas.
