Rugged granite cliffs and panoramic views of the Potomac River set the stage for this exceptional estate which has been described as one of the most beautiful homes on the East Coast. A private lane introduces the gated entrance which reveals the understated, French Provincial architecture of the residence. Timeless materials including a Vermont Slate roof, copper gutters, and limestone and concrete stucco walls blend seamlessly into the breathtaking natural setting. Custom iron doors introduce guests to a circular rotunda with views to the river and beyond. Galleries extend both direction to the public rooms including the main salon, dining room and soaring great room with sweeping views of the river and beyond. Adjoining the great room, a world class kitchen by Lobkovitch with input from renowned chef, Jose Andres, captures every luxurious amenity, including a circular breakfast room with 180 degree views of the gardens, outdoor pool and the river. A separate catering kitchen provides a full suite of appliances to satisfy the most discerning host. Nearby, an office with unobstructed river views, a managers office, a full laundry room and coat room lead to the daily garage with parking for 4-6 cars. On the opposite end of this level, a spacious salon once again captures uncompromising views of the river to the west and leads to a collectors garage with room for 18-22 cars. This finely finished space also doubles as an exceptional ballroom space for large indoor gatherings.
Designed for outdoor entertaining, the central lawn area was designed to accommodate a large tent for 200+ guests. Beyond, an infinity edge pool captures sunset views, and multiple terraces provide ideal vantage points for the truly spectacular views in all directions of the river, abundant wildlife, and the city of Washington beyond. Additional accommodations for guests or staff are provided in two separate quarters: a two-bedroom unit with a kitchen and separate entrance on the lower level, and an additional guest or staff quarters with a separate entrance located above the daily garage. The estates ideal location just 1.5 miles from the Capital Beltway and 10 minutes to Tysons Corner also provides easy access to both Ronald Reagan National Airport and Washington Dulles International Airport. Downtown Washington is less than 20 minutes.
The Cliffs is unquestionably the finest new estate offering in Washington.

I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

Most people find it difficult to handle a fall since they are used to bull markets, but if you know where to look and how to maneuver, you can make a size-able profit. Depending on how you intend to enter and exit, yes.

The greatest elegance is always found in simplicity of design. So many people overdo their houses. This house still has beauty and grandeur, but will allow the focus to be on your art and furniture instead of being a distraction. Absolutely stunning.

This is one of the most beautiful houses I’ve ever seen in the DMV. Developer killed it. As a soon to be developer myself, I’ve been unimpressed and bored to tears with most of the spec homes that hit luxury markets around the country. But this…this is what I would build if I made Northern Virginia my market. Absolutely nailed it - not understated nor overdone. Feels like a home still. Great bones to work with. Amazing and creative vaulted garage design for the car collector like myself. Matched the tone & vibe of the surrounding area from the inside out. One of the few houses where the exterior design and most of the interior is spot on to what I’d want in a house - from the staircase in the 2 story entry with the stairs leading both upstairs and the lower level, to the 2 story family room (becoming less common these days), to the indoor pool rather than outside, to the hallway with the rounded columns leading to the rooms on the first floor, all the way to the FULL indoor basketball court?? (A hoopers dream like myself). If I could afford to drop $39M on a house, I’d buy this and turn down many others in the price range. Reminds me of one of my favorites - 1155 Angelo Drive Beverly Hills, or 49 Beverly Park Cir in Beverly Park. 12/10

Totally agree! If I had the money, this is the house I would buy in the DMV area...what a view to have while still being so close to the city. Imagine being able to have all that glass and STILL have privacy. Unfortunately, it recently sold so I have to cease daydreaming. 😂😂😂 I have seen houses nearby for cheaper, but I'd pay the 10 to 15 million premium for that river front view.

The Falls (Chain Bridge Road) had a similar feel that I had to get used to, also similar to the The One in Bel Air, and one in Massachusetts Heights (DC) previously owned by the CEO of BET. Very much like a hotel, and the reason is that at this scale of money, you are likely a leader/director-CEO/royalty/philanthropist of some sort, and potentially hosting large groups of people. Hence the open kitchens, huge great rooms, wide staircases, elevators, basketball courts... In the context of a home, something like a 40-car garage in a neighborhood feels insane, but it's literally the only way in this type of neighborhood to host an event (this is accessible via an essentially one-lane wooded road, and The Falls is on a busy downhill street with hills on both sides). About "hosting at your house", I think it's more private/discreet as well, rather than some hotel conference room in the middle of DC, or similar. So that's how I see these homes now, and it makes more sense. That said, I would have preferred a renovation (and historic protection) for the Charles Goodman designed midcentury modern home ("The Cliffs") that was here before this - a different scale of home nestled in the trees with peeks of views through them, a unique walkway approaching the home, and large floor-to-ceiling windows typical to the period. Introverted, aligned with nature and more "mysterious", this being more extroverted and impressive. I was shocked to walk on the Potomac and see this one's infrastructure being built, esp. that flat green space built over the cliffs. A beautiful area.

Not a remote area guys - super close to Tysons, Dulles Airport and less than a half-hour to DC (or less depending on traffic) on a pretty easy route (basically 2 roads), Regan Airport, McLean, and also an easy drive to Sterling. Obviously the political capital of the world but many corporate HQ's and non profits, universities and think tanks, plus so many artistic institutions, museums, parks... That proximity is the real reason for the price being what it is, imo the main rationale for Georgetown Pike, Crest Lane and Chain Bridge homes becoming priced in the +$20m range when you add the Potomac view.. which is why Dan Snyder's house on the other side of the Potomac and up much futher is still $30m

Standard investment advice is that you should invest in a diversified mix of stocks, bonds, and money market funds. If you are like most people you will invest part of your money aggressively in stocks, and part conservatively in money market funds and bond funds. However, some young people will go all stocks, and some very conservative people will go all money markets.

This house is beautiful. The only downside is that it's in the middle of nowhere. I could see a lobbyist or wealthy contractor who didn't want to be near anyone living here.

It's actually quite close to a densely populated suburban area - the houses in that immediate area are all extremely upscale and filthy rich, but within a couple of miles it gets into more average Joes kind of neighborhoods (well, if you can call $800k to a couple million dollar houses "average"). The CIA headquarters at Langely is just a few miles down the road, so you might be right about the "lobbyist or wealthy contractor" part.

@@paulgreene9997 Definitely nailed the “contractor” part 😆 that’s almost everyone here including my parents

Maybe when I have 20kids. It would feel lonely. I rather use the money to travel the world.

Beautiful home. I'd be a bit paranoid by the surroundings though.

While everyone is in awe of its beauty and opulence, for 39MIL you are mainly paying for a dwelling sitting on a cliff with waterfront view. This property offers a measly five acre lot....FIVE acres only!!! Better off buying land can get 300+ acreage in prime location and build a similar custom home within same price
