It’s a good piece of land. The problem with some Filipinos is they always undervalue their wealth. If someone is willing to spend 6M for a house then they should be more willing to spend 6 M for land because it never depreciates in value. The problem seems to be that Filipinos are not making the most of how much they can produce with that amount of space. Some simply do not want to get those hands working with soil and crops.
I wonder if that piece of land does have water and electricity because that would make a big difference in pricing.
I remember my parents bought 12 hectares of farm in the farthest area of the city in the 80’s. We planted mangoes and coconuts. It kinda look like that farm. My father donated a few sq meters for the neighbouring farms to have access to the main road. Today, that piece of land donated for the barangay road became a four lane road (two lanes going east and two lanes going west) courtesy of PRRD’s build build build program. Our land was split into two and became both corner lots with very wide road. It now had large ditches for heavy rains. It now has electricity, water, and is about to sit close to a train station. Development always proceeds forward. If I’m the owner of that piece of land, I won’t sell it. I’ll use it to the best of my ability and pass it on to my children.

I DO enjoy watching realty videos....but often the price seems unreasonable...this isn't a farm, rather it's flat poor looking land that hasn't been developed....if we assume it would cost approx P2M to build that house, maybe an additional P500K to fence...that leaves the land costing approx P3.5M or P318/m2
@Brendan Doherty. You're right, i lived over there for years. The problem is Pinoy land owners get greedy and hoping for an unsuspecting rich Americano to buy their land. This was well known amongst all our expat friends.
Your on the right track into wise profitable ideas bryan,,It is a safe and long term investment in years to come. Perhaps landscaping and "beautifalication" is all you need to double your money in the future.

Here it happens when an owner cannot be available and a client wants to see as many properties as they can. A deal is very rarely made in one visit and if the client likes in general what they see they will always go back for a second look. Just works that way here and I know as my GF has been a Real Estate Brokers Agent for 6 years now. I like you never understood it early on but you learn it is just the way it is.

I will say 4.5 million will be reasonable. The house is 1 million. It is flat and can be subdivided. It is near the paved road. I will say ,good investment if sold for 4.5 million.

This how the law of the country prohibit any foreigner to own a land cause it will hire the price of the property and other reasons example the foreigner will dominates Filipinos in our country .
Definitely not farm ground. It could be worked with over time but the needed machinery to get it done probably is not available. Seems too expensive. I am paying a lot of attention to property right now as well. This wouldn't be it at the price point they are asking. Thanks for the video.

brian here you go again. this type of agricultural land is usually dry, in a hilly area that can only planted with coconut or mango tree that may never make money. wonder if it is the Filipino who are dictating the price or a foreigner looking to make big bucks?
