Thank you Brian ..always a good listen!.....I have never met "a good agent" in Las Vegas...I bet the average agent looks the other way, allowing trouble from the beginning for the client (quality of product, bad escrows or financing)...I bought in the raging market in the mid 90's and ended up making an offer by myself......last agent I had was like the Valet/Bar Tender types......controlling the product and demanding you comply (arrogant really, not to mention they are woefully uneducated), yes, always some are very good ...this last agent wanted me to make an offer in one day for what is now a million dollar property......she was clearly upset when I didn't (obviously I could go on, but I have bloviated enough)! Your the best!
Thanks for the compliments. Ultimately, its like any job right? Most people don't take pride in their job or quite frankly do WELL at their job. Then there's the 20%. Its a matter of being more "selective" about who you choose to represent you.
You're right. However, I do have an "actual job" so that's the primary focus. Only so much time. If youTube were an actual revenue stream for me, I'd look at this differently.
I don't mind buyers trying to delay close in a hot market like now. Can't close? No extension, back on the market for even more. I've seen no way for an agent to tell who will and won't close. Sure, some things point to a guess. Bottomline is it's up to the buyer to execute or not. In hot markets I take the highest net assuming similar close dates.
I don't see much happening at this point. If you're going to be foreclosed on, simply put your home up for sale. Its very difficult to imagine being upside down in this market that seen such high appreciation.

He is speaking about wholesalers and he's wrong. Wholesalers are taking over the market but it has been around for over 20 years. Wholesalers are for people with distressed properties and if they see an opportunity to invest and build a portfolio to become wealthy, they take it and solve problems at the same time.
I HIGHLY beg to differ. Beyond HIGHLY. I deal with MULTIPLE wholesalers and any of them will tell you its pretty tight out there. Why would someone sell for cents on the dollar when they can sell their home for more by putting a "for sale" sign up. I believe who you're referring to are "iBuyers" such as Zillow, etc. They have infiltrated the market and while they aren't very profitable on their side, they have disrupted the industry.

Inventory has stabilized. Well yeah, at extremely low levels. Hard for inventory to fall at these levels.
