Very inspiring video´s thank you maam for making our kababayan motivate to invest in real estate.One of my dream din po to own apartment building. For now ipon muna nag babayad p ksi ng condo at house•rental property`s din namin ngayun while we are in Abroad pa. Maganda mag invest nlng sa ganito ky sa condo, naligaw lg ako kaunti medjomy kamahalan lg ksi pinag umpisahan namin.Pero thanks God atleast na ooccupied nman kahit medjo mahal. Sayang lg ksi iba minsan di mka afford ng price ng condo.Almost the same lg nman sizes..

Mam, what if nagpagawa sila ng improvements sa apartment. Example cabinet or screen door, kapag aalis na sila ipapatanggal nila yun? Or babayaran po ng may-ari kasi tenant naman ang nagpagawa? Have you experienced this kind of scenario? Thank you po.

Thanks for this info. May I ask if it is a good idea to live in the same Apartment Complex with your tenants? Or should Landlords have a different entrance/exit with the Tenants to avoid over familiarity?
Hello! :) We lived in our apartment when we came home in March 2020 for two weeks and then sometime later for a month. There were no issues since we were there for a short period only. In your case, if setting boundaries is important, you may opt to have our own entrance and exit. This way you can still have your privacy and so can your tenants. Some tenants feel awkward when their landlord is around (at least that happened once to us). How much more if you live in the property? Also, establish House Rules for everyone so you can all co-exist in the complex.

Napansin ko lng nmn , sana nilagyan ng door bumper yung tapat ng between door knob and wall para iwas damage. Just asking kc sayang bago pa nmn apartment at maganda. Thanks for sharing this video.

Hi Reyma! 😊 Yes we leave it blank kasi usually nag-eextend ang tenant. Pero kung hindi na, ilalagay ko lang date kapag pa-move out na talaga sila as in on the day after maalis lahat ng gamit. Ahahahahaha! Natawa ako sa tanong mo sis 😅. Usually I ask about them -- I ask all details. And then kapag may mapansin na ako na against sa rules ko, then sinasabi ko na sorry po hindi allowed sa aming house/building rules so we cannot accommodate you.
Example: Marami silang pets and outdoors pa, we outright say no. If marami sila and pang 3 lang ang unit, I say no right away. If walang source of income, I say no right away.
Pwede ka po mag-no. It's your house, your rules.

Hi Dante! Good morning 😊 Before mag-pandemic, wala kaming tenants na late lagi magbayad. Lahat sila on time. Pero nung nag pandemic na, may 2 tenants na kami na hirap magbayad. So ang ginawa ko, inadjust ko ang due date nila na nakataon sa sahod and kinausap ko sila. So mas madali na for them. Hindi ako nagpepenalty kasi nga frontliners sila and I understand their financial difficulty dahil delayed ang sahod nila 😔. Nasa saiyo if gusto mo magpenalty kung sinasadya ng tenant na hindi magbayad. Pero if di naman sinasadya, you can extend grace naman. May video din tayo about Rent Collection:

Hi Alfred! Lahat po ng nasira ng tenant sila po ang magbabayad ng repair or replacement. Kaya po importante ang proper turnover sa move-in and move-out para alam ng Landlord at Tenant na walang sira ang apartment. Sa move-in ay makikita ang estado na walang sira. Sa move-out naman, makikita ang estado ng apartment kung may nasira. Ibabawas po sa security deposit ang repair or replacement. Kung kulang ang security deposit, lalo na po mahal ang bintana, kailangan macharge ang tenant additionally.
Best po pala kapag may nasira ay ipaayos agad. Huwag na po maghintay na paalis na sila bago ayusin. For safety po ng tenant yun lalo na kung bintana and for security niyo po na naayos siya bago pa sila umalis. Hope this helps po. :)

Hi Diana! It's best na ikaw ang magpalit para same brand pa rin then icharge mo lang sa tenant ang cost plus labor cost if nagbayad ka pa ng tao para magpalit. Make sure you have receipts para fair sa inyo ng tenant.

Opo. Kasi maayos niyo tinurn over sa kanila diba? Unless nalang luma na ang aircon at lagi na nasisira at kailangan niyo na palitan. Sa mga malls po diba kapag may mabasag ka babayaran mo? Ganun din po yun. Sila ang gumagamit, sila ang nakasira, sila ang magbabayad ng pagpapaayos ng AC. Anything na MASIRA nila basta major, charged sa kanila unless maliliit na bagay na lang like cabinet door handle etc Okay na yun kayo na yun, part na yun ng maintenance. But major items that they damage, sila. But pls take note po na ang aircon kailangan ipalinis every 6 months. Samin charged sa tenant ang cleaning kasi nga sila gumagamit. Nasa contract din po yun. :)

Hi Dudzlang! Bale all minor repairs have to be shouldered by the tenant lalo na kung sila ang nakasira. Kaya importante na nag inspection kayo bagonsila lumipat para kapag maturn over mo sa kanila at may nasira, alam mo kung sino hahabulin mo. 😂 So icha-charge mo sa kanila yun. Singilin mo lang sila and ikaw na bumili ng pamalit at magkabit para kaparehas pa rin na model ang ipapakabit at sigurado ka na maayos ang pagkakainstall.
Kapag major repairs naman like leak sa bubong kaya nasira ang ceiling etc, landlord po ang sasagot nun. 😊
