Mr Dudgie, when I stayed at the Premier Inn over Christmas and the New Year, I would jump on my scooter after breakfast and go exploring to pass away a couple of hours, and I felt exactly the same as you about the flooding risks, and I do not know if all the empty shop/bar/restaurant units behind Asda are council or developer owned, but surely whoever owns them should be giving incentives to potential tenants to open businesses there. The area could be so lively with the right mix of shops/bars/restaurants and if done correctly would be a European Cafe culture square that councils all over the Uk are striving for, and just imagine how nice it would be there on a summer evening having a few drinks and a bite to eat. P.S. If you want a cheap summer holiday with plenty of vlogging opportunities that would attract mega numbers of views, you can book the Premier Inn Al Jaddaf Hotel in Dubai for only £37 per room per night (brekky is a tenner on top) I am sure that we would all love to see you vlogging from there, they have numerous theme parks, the biggest water park in the World, and of course the Burj Khalifa as well.
Well Steve I can’t see anyone securing insurance on any of those properties. As you say locals have always known that area is vulnerable. How on earth have Vale of Glamorgan granted planning permission???
I wouldn’t want to live there with it like that. I guess if the housing market is good; demand is high; and land supply is low then stuff like this could happen (I don’t know the area). I wonder if the Environment Agency objected, or whether the design meant that this could be an exceptional circumstance. National planning guidance wouldn’t allow that on paper, however it also wouldn’t allow project Exodus at Thorpe Park, but it seems the proposed trenches there would make that development an exceptional circumstance, despite the EA maintaining their objection.

What damage would salt water do to the concrete foundation
It can rot the concreate over time but the main thing u should worry about is flooding
I wouldn't be surprised if these houses become uninsurable
Houses within a certain distance of water are always uninsurable no matter how low the flood risk
