Dear Buyer,
Please buy land only from trusted person, now-a-days lot of inexperienced mostly unemployed, have started working as short term property agent, who are involved in mis-selling of forest, SC/ST or agricultural land etc.
Please do check with local or some known person before buying land in Uttarakhand.
Stay away from selling techniques such as Himalayan view, snowfall or build your home stay / resort for rental income etc.
Please note that :
Staying in hills is not easy;
Construction cost is on higher side in hills;
Investment yields are negative due to limited income sources;
Flood and Landslides are regular issues;
Resale is very difficult.
Hence,
- Spend your hard earn money wisely.
- Buy only if you have extra cash.
- Don’t think of bank loan and paying back thru rental income (negligible rental)
As we all know, locals have migrated to nearby cities for earning, which resulted in empty villages / houses and many of those are known as ghost villages (u can check in TH-cam)....
If there are limited sources of income for locals, how can you expect earning from building home stay or resort?
