Ken - I completely disagree with you with question 3 about first time landlords. This is the best time for someone to get hands on experience with property management because the stakes are lower, the time commitment is minimal, and you get experience on how to market your property, understand market rates, how to screen tenants, and the day to day operations with having a rental. I just bought my 3rd and have managed all by myself. It's has been a great learning lesson, not to say I haven't had my share of bruises.
Ken, on previous videos you have mentioned that you sold some of your properties and are holding to cash for future investment, how did you handle paying capital gains taxes on those sales? Thanks in advance!

Ken- If I find a deal that I want to bring to an investor how do I protect myself from being screwed over? I don't want the investor to just bypass me and buy the property.

Capital means money
I have spotted a very good property in my city. A 14 floor commercial building for offices. It has a cap rate of 5.6% and an NOI of $840,000. CoC ROI is 13% I have been able to get a good financing company that is ready to finance upto 80% of the total purchase price. The remaining 20 % is now the problem because I don't know where or how to get investors. Please guide on how to go about this.
Save? Work two jobs? Start small then work towards that goal perhaps
