    Number 1; If the Federal Government gave every first-time home buyer $25,000.00, the price of every "starter" home would go up by $25,000.00
    Number 2; How is the Federal Government going to "build" 3 million new homes in the next 4 years? Where in the Constitution does it say the Federal Government is in the housing construction business? As much as $400 billion is believed to have been stolen from the $900 billion COVID Employment Relief Fund, or around 45%. And now Harris wants the Feds to get into the housing constructing business? I don't think so!

      @@chrislin2774 unfortunately, I don't know what the answer is. In the early 1950s through the 1990s in NYC, rent was affordable (cheap even) and buying a house was attainable. Now those same houses are worth millions and renting costs thousands of dollars a month. What has changed? Overvaluation of real estate? Supply and Demand? It seems complicated. Maybe the only solution is to leave these over-priced cities?

      @@chrislin2774 I would also like to mention, property taxes have gone up. $10k a year, or more, for a million dollar home in NYC. I also read an article about rising property insurance costs landlords are required to carry. This is a really complex issue.

      Firstly, get rid of rent controls, second stop local government spending, lower taxes, reduce regulations. That's just the start. It will allow competitors and prices will drop, it will allow more revenue for government but less intervention. And more innovation for builders.

      Most of them haven't been doing that for a while now. You ought to see the houses that First Key out of chicago buys and renovates and rents out. Not only are the properties mostly not maintained but I guess they are into growing weed trees because they let the weeds literally turn into weed trees all around the property and the towns' "ordinance enforcers" do absolutely nothing. This is in the suburbs, not the city of chicago. Making all of these houses rentals has started to ruin what was once a stable and quiet neighborhood.

      I live in California and have a rental property under rent control. The inspector comes every 3 yrs. Checks the house and gives me a list of the things that need to be fixed. They give me reasonable time to do it, they comeback to make sure everything was fixed . If not I could get fined.

    The first "house" in which I remember livinig was a converted chicken coup with a gas stove, running water, a kithen sink, a bathroom sink and a flush toilet but no water heater, no shower no permanant tub, no television, no microwave oven. The place was so small, my sister and I slept on four kitchen chairs pushed together and our parents slept on a fold out couch. Mom washed our clothes with a washboard in a galvinized wash tub and, once a week, she put that same tub on the kitchen floor, heated water in a double boiler on the gas stove and ladled it into the tub so we could take baths.
    There is a sense in which I would prefer that nobody would have to live like that but doing so encourages people to try to improve their standard of living. By dilligent work, long hours, raising most of our own food, and serious thrift, our parents were solidly middle class in about ten years.
    In the twenty first century, poor people work hard at gettng as much as they can from taxpayers and being careful to not do enough useful work so as to loose their welefare "benefits".
    The result is that fewer things get built, less food gets grown and the entre nation is poorer for it.

      On some issues, I admit to not having any better ideas than are currently being offered by one or the other of the major political parties in the United States.
      On some issues, however, I can offer alternatives.
      With regard to the economy, Republican politicians seem to favor reducing taxes on wealthy citizens. The theory seems to be that doing so would allow wealthy citizens to invest in more businesses (or expand existing businesses) resulting in jobs for more people.
      Democrats seem to operate on the premise that there is only so much “pie” to go around and that, therefore, wealthy citizens should be taxed more in order to provide more money for an ever expanding welfare system. Some democrats want to expand the welfare “benefits” whether or not there is money to pay for those increases.
      My idea is to use a flat income tax RATE (because of the personal allowances, it’s not a flat tax plan!) combined with a personal allowance for each adult citizen.
      Please begin by estimating or calculating how much the tax rate would need to be if the personal allowance is $393 per week (or $1,703 per month or $20,440 per year).
      Next, make a list of what other changes you think we should implement simultaneously with adopting this plan (unless you have a better plan).
      Next, reestimate (or recalculate) how much the tax rate would need to be, keeping in mind that a smaller personal allowance MAY actually require a higher tax RATE because more people would still be eligible for traditional welfare “benefits”. (I think the cost of administering the present welfare system is eating us alive.)
      Next please let me know what you think is/are the avantage(s) / disadvantage(s) of our present insanely complex income tax system compared to my plan.

    Just like college. If you can't afford it then you don't go. Same with a house. Can't find your dream home within your price range? Then either look cheaper or stay where you are. I have never (66 years old) seen so many people constantly moving all over the place. The you wonder why neighborhoods aren't as stable anymore or neighbors don't talk to each other. Nobody knows anyone around them anymore. We've been in our house for close to 50 years. The entire neighborhood has seen a complete changeover. No one, not even other family members lives in the area anymore. And daily, you see people walking by on the sidewalk that you have never seen before.

    My wife and I own 3 rental properties. We are very far from wealthy. Over the years, we acquired distressed properties and restored them to livable condition. It wasn't easy. In fact, although we are in our mid 60's and "retired" (after 50 years of employment) we spend a good bit of time and energy working on it. For instance, yesterday we spent 12 filthy exhausting hours fixing up a house that had sat empty & delapidated for over 6 months.
    We belong to a couple of real estate investor groups and by far most landlords are like us- working class people trying to build side income through smart, risky investments and a lot of tiring work. Most people would be unwilling to put in the effort it requires.
    In spite of uninformed opinion, most landlords are lucky to clear a few hundred dollars from a property each month after expenses.
    Kommiela's dumb economic ideas sound great to her ignorant followers. But they will destroy incentives that build prosperity and reduce America to the poverty that ALWAYS results from communism.

    We had some former "friends" who refinanced their home (to get money for a big vacation trip) , as they planned to sell as prices were skyrocketing....when the bubble burst ... they (and these are two men with high paying jobs) claimed they were mislead by predatory lending and given money from tax payers and laughed it off... we ended our friendship with them.

    25K is a drop in the bucket in today’s housing market. Many people still will not be able to afford the payments because homes prices, and everything else is so high. Home owners and auto insurance is astronomically high in Louisiana, and continues to go up.

    Scamala sounds a lot like Trudeau who said he would build X number of houses and hasn’t even built a fourth of what he said he’d build. Housing in many cities is more expensive because of regulatory handcuffs. In California the CEQA has regulated housing construction, adding a tremendous amount of unnecessary costs to new construction. Giving $25,000 for a down payment will only drive inflation higher as the government prints more money to pay for the program. The government is the WORST way of solving problems as most of their solutions create more problems than they solve. Harris is a pandering fool with no understanding of a functioning economy… PERIOD!

    The affordable housing plan will be like the affordable health care plan. Basically, it will be unaffordable. I checked into the marketplace insurance plans, and the only quotes I received were $8000 a year for a healthy person.

    The people living in the rent controlled housing will never move out. They can't afford to get another apartment so those rent controlled apartments will never become available (but if one does, the super will rent it to the person who pays him the biggest bribe.)
