    I agree with the guest, resale timeshare can be a great value. I own a Hilton timeshare which seems to be the most flexible of them all.
    We get at least 1 week per year in a 1 bedroom for around $1200 per year Maintainence fees. $171 per night for a suite is a great value in my book.
    I have researched Marriott/Hyatt and the initial investment and making it legit in the eyes of Marriott so you can exchange doesn’t make as much sense overall.
    She made it sound like you can get in for $5000 and start exchanging in II. They close the enrolling your week loophole so you have to of owned prior to 2010 to enroll a resale week. If you don’t enroll or can’t, then you are stuck booking only where you own from what I understand.

      there definitely seems to be a more strategic way to approach them! I think a big issue is that so many people buy them in a fit of shiny object syndrome without doing any research at all

      @@theinternationalist1357 we just referred to it as "motel 6". I think it was a no-brand super cheap timeshare, but she was able to trade up from there.

    Sounds too good but with 30 weeks of timeshare, how much is she paying for all the maintenance dues every year, she only mentioned $2200 per month, yes, but maintenance dues are not included on what she pays

    • @MichelleMojica-ns7vd
      @MichelleMojica-ns7vd 9 หลายเดือนก่อน +1

      Hi - I own on average of 25-30 deeds per year, I pay $308 in maintenance fees for each unit, exchange fee is $229 for each unit. It seems like a lot but that’s how much it would cost normally for 2 weeks of vacation at the resorts I stay in (just in room costs) I own a real estate company and aside from person use, I also gift them to friends l, clients and family - and sell deeds per request. Some weeks cost around $300 and I can get unlimited getaways per year so I actually use more than 30 weeks per year

    • @Zenichiro

      It’s probably a tax write off and under a company umbrella she’s not paying MF, the company is.

      @@MichelleMojica-ns7vd when you say $2200 per month, that's only the exchange fee for four weeks, but that does not include the maintenance fee which should be included with the cost, that's all and thank you for the reply

    • @MichelleMojica-ns7vd
      @MichelleMojica-ns7vd 9 หลายเดือนก่อน

      My TOTAL cost for each week is $536 per week and that’s INCLUDING maintenance fees ($307 maintenance fee, $229 exchange fee)…. I can get getaways much cheaper than that which is around $300 a week, I’ve gotten weeks for around $179

    • @MichelleMojica-ns7vd
      @MichelleMojica-ns7vd 9 หลายเดือนก่อน +2

      I love how you are so sure that that doesn’t include my maintenance fees LOL I’m pretty confident I know how much I spend - the exchange fee is $229, sometimes LESS or free depending on where you own. But YES, my maintenance fee is $307 - if you do the math that’s $536 per week and most of the time that includes resort fees and parking fees and unless I spend anything at the resort or they have tourism tax or certain resort fees …. My resort folio is $0.00 since the fees above are paid in advance
