      OMG, has anyone applied for a franchise license in the Raleigh/Durham NC area?!? Companies are so bad here, that I usually end up doing all of my own work, but I'm getting too old for crawlspace work!

      Based on my observations, I would have thought you'd have sealed where the vapor barrier ends at the top of the foundation block? True?

    I just had a 12 mil steggo vb and aprilaire installed in NC. I closed the vents, but of course, there is still air movement. HU is mostly @50% and there was never any mold, so I am very lucky, and not considering any further work at this time. [ The contractor initially cheated me by installing 10mil plastic over 40% of the area. They just came out and did the entire job over, after I withheld final payment. So I have a 20 mil vb now! I spent a good deal of time under there, and watched him cover every square foot of that space over a 9 hour period! And no... he didn't leave any tape behind!]

      sequi- tur good for you man. And you gave to keep your eyes on the contractors down there. They don’t call it the dirty south for nothing. Can I ask what services and how much? Like foam board, floor board insulation, those type things.

    Michael, been watching your videos for a while. I am very impressed with your work ethics. I'm in NC and just had my crawlspace encapsulated before you had your new location open. They used spray foam on the walls and a radon pump under the plastic to remove soil gases. They also cut a 4 inch vent into my AC system causing a slightly positive pressure. I ended up having to install a dehumidifier myself because their system did not lower the humidity below 80% as they said it would. They did an OK job but they weren't real big on getting rid of the mold it seems. They claimed they sprayed it with microbial spray but they didn't charge for it so I don't think they did it or did not do a good job. Now that the plastic is already down, can I get you guys to do a soda blasting and then spray to kill the mold? I know the soda would leave a mess, but can it be gotten up even if I had to do it myself. I really need the mold killed and removed as I can still smell it weeks later. Will the soda or mold spray harm the vapor barrier they installed? Thanks. Keep up the great work

      I'm sorry to hear that they did not truly help you fix your crawl space and you're still dealing with issues. It shouldn't hurt it but we typically will replace the vapor barrier in that situation. I apologize for the late reply!

    I notice you stop your insulation at the top course of block, so you can put the plastic over it and keep the 3 inch gap, I'm with you... my crawl space is only 2 blocks high... should i still insulate the bottom 8 inches, is it worth the trouble? 1945 house, 450 sqft dirt floor crawl space, no local codes, no plumbing in the crawl space, no AC, no excessive moisture in the crawlspace. Dehumidifier in the basement and circulating air into the crawlspace to help manage humidity. What would you do? Thank you.

    Michael one last question about affixing the foam board with plastic fastener. Are pre drill holes required or does the Hilti gun power the plastic fastener at such a force it penetrates the block/brick without a pre drilled hole? That is so hard to believe. Thank you sir so much.

    I must say this is one of the best videos I have seen. I have a very similar issue goign on in Northeast PA. I had a wrap completed. the area is sealed, but the one thing is i still smell mold. I was thinking a fogger, but I am interested to see if you guys could provide a second opinion and possibly addressing my wood, both killing and sealing. I plan on putting a vent fan in. I am concerend the mold is still down there and not sure of th ebest removal and prevention to keep it from coming back.

      There may be a smell in the enclosed space due to stagnant air. Air infiltration occurs through small gaps and cracks in the house without any air exchange. Encapsulated crawl spaces smell like homes that have been closed up for some time. There is often a stale smell in the home when there is no fresh air.

      I put a vent fan in the crawl space which pulls air down from the house. The house smells great now, but the crawl space still gags me. I have a variable speed fan and increased the air changes to 10-12 per hour. I reduced it to maintain the house pleasentness once obtained. I still need to go in the crawl space and want to know what i can do to the wood to redcue or eliminate the issue.

    Hi Michael, wow, that video really shows how much damage that fungus can do. It's scarry! I have a question for you. I want to confirm that the current train of thought dictates doing the soda blasting before applying the anabec disinfectant. Is this correct? I was under the impression that previously, that applying the disinfectant was done before the soda blasting. What are the advantages of doing the soda blasting first?

      Yes, soda blasting first cleans the wood so that the disinfectant can fully penetrate the wood and be most effective.

    Does the moisture that collects behind the barrier or water that settles in the block through various cracks etc... get re-absorbed by the block and eventually work its way out via that 3 inch termite spacing exposed block? Concrete is always absorbing water and that moister has got to work its way out somewhere. What happens when you have that barrier and you have tar on the other side of the foundation. Does this moisture travel upward and find its way through the wood walls above (mold) as well as back into the crawl space? I'm trying to figure out a system that doesn't back fire on itself. Any info is much appreciated. Very nice job by the way.

      If there is that much water present we recommend a water management system. this ensures that the water is taken out

    Question when you contract a project like this and you know that this has a Serious mold problem . How do you price this it looks like it takes some time for the wood to dry and if I understand your going to replace the lumber Floor joist . Is this in your Original bid . Thanks

      We will typically let the homeowner know there may be more structual repairs needed after the humidity is under control and the mold has been removed. It's hard to tell what is truly needed when you can't see the state of the wood.

    Michael you explained to me that the plastic fastener did in fact get shot through the block/brick wall to attach the foam board. One last related question. Is there a need to pre drill a hole for each fastener or does the sheer force of the fastener being shot out of the Hilti gun penetrate the block/brick wall alone. That is so. hard to believe a plastic fastener can put a hole in the block/brick. Thank you sir. I have learned SO much about my crawl space and attic from you. I cannot thank you enough.

    You mention that you double up on Vapor Barrier at the entrance. What are your thoughts on creating a pathway of OSB to the dehum for maintenance? That way the vapor barrier will be protected. If the dehum is operating correctly, there should be no condensation between layers.

      Ooh that is a great question and my apologies I don't have an answer for. I suspect you could have heavier concentrations where dead air spaces exists, but that is speculation. Thanks for watching.

    My home has 1x6 slat board subflooring (with about a 1/8" gap between boards), on which they placed rosin paper sheeting, and then laid hardwood flooring right on top of that. So I want to seal/insulate the joists and subfloor from underneath.
    I like the idea of doing a soda blast (lots of molds) then using your Anebec cleaner/prevention products along with full encapsulation. What would you recommend for the joist/subflooring insulation/sealer? I was thinking of using spray foam, or what would you recommend instead?

      Good morning Zac, I would not recommend spray foam to insulate subfloor only because of any leaks that might happen that would trap the moisture and cause further damage. Fiber glass insulation can be used for the subfloor ( R19) . Hope this helps!

So a well-insulated (encapsulated) crawlspace is key since between the slat-board subfloor and remaining hardwood, this house is just not as air-tight as I would have hoped? What are your thoughts on substrates on the ground *below* the vapor barrier? Besides comfort working down their (we're talking only 18" height on one end of the house), does sand "buy" you anything? Thanks so much!!!

      We have the same subflooring. The builder (I suspect) installed insulation with the vapor barrier facing the basement. 50 years later, (we are the 3rd owners) we removed all the nasty insulation and found mold. I would follow Mikes tutorials on insulating just the rrm joists.

    Why do you seal up crawlspace vs venting it? I'm in Texas and everyone says to add vent holes. Is it different for different areas?

      It depends on what the humidity inside and outside your crawl space is. Where we are, the outside humidity is normally higher, so we seal the vents and install a dehumidifier in order to continuously control humidity year round. If you live in an area where the humidity is continuously lower outside your home than it is inside the crawl space, you should be safe to leave vents open. However, we would still recommend installing a humidity monitor just to keep track of things.

      Humidty under my house is 20% higher than outdoors so everyone tells me to add more vents. I'm going to put plastic down too. Is 6mil good enough?

      @@wb3603 We prefer a 10-12 mil vapor barrier, but 6-mil will be a good start if you don't have anything under there now.

    Does soda blasting kill the mold and also how many lbs per square foot of spraying would you say you use in blasting media, on average?

      Soda blasting uses sodium bicarbonate, which is safe around food, and applies it to wood surfaces of the crawl space at a high rate of speed. The soda is abrasive and therefore removes the mold from the wood surface. Soda blasting is extremely effective at removing mold but it is not the only step that should be taken. An average of 2-5 pounds per square foot is the industry average.

    I asked a company for encapsulation of crawl space in a home with no mold or moisture issues in the Seattle area. They said it would be 33k +tax for removing insulation, installing new vapor barrier and dehumidifier install in 2200 sft crawl space. Apparently no exhaust fan, insulation or sump pump is necessary 😂.
    There may be 1 or 2 companies that do that do encapsulation here.
    I said no 🙏. I wish you were around in this area.

      Building code requires crawl spaces to have insulation. Since we do not re-install subfloor insulation and we seal the vents, we insulate the walls of the foundation instead. You can choose to do subfloor insulation and not wall insulation.

    Blasting blows billions of spores all over the crawl space. How on earth can you contain an area from this level of cross contamination?

      We seal all penetrations in the subfloor, vents, use HEPA air filters in the home, and fans in the crawl space to help vent the soda out of the crawl space. Hope this helps!
