The thing with living outside of town when you are older is that you need make some preparations for medical emergencies. There are really no 911 services in Thailand. Check with the closest hospital on how to arrange for an emergency pickup, get visiting nurse service, and may be get into arrangements with a couple of local drivers or just dependable people. Thailand is a pay first medical system so have your insurance card on you, or a credit card, or have your spouse have easy access to cash.

Foreigners cannot buy the LAND in their name, 99.99% of the time. You can purchase the house structure in your name and lease the land from a Thai national. There are ways to get around the land ownership laws, some quasi legal and risky. 1) Some foreigners set up Thai companies with thais owning 51% of the company’s shares and the foreigner owning the rest(49%); the thais act as a nominee shareholder but defacto you control 100% of the company. Note that nominee shareholding is ILLEGAL in Thailand and recently in Phuket and Koh Samui officials have been cracking down on this type of landownership. But mostly elsewhere, land officials ignore. The nominees could also take control of the asset, sell, add mortgages to the property, as they are the majority shareholder. 2) If you have a Thai national spouse, the land can be placed in their name. This is less complicated than 1, but as risky if your relationship disintegrates. 3) You can get a special visa which allows you to buy up to 1 Rai (1600 square meters) of land to build your personal home. But you have to make certain approved investments and I think the minimum is $1 million USD. Getting this visa is rare however, but possible. ALWAYS a consult a reputable Thai lawyer who is versed or has affiliated resources in immigration, land, inheritance and investments.
Only 49% of the condo unit in a building can be foreign own. You can setup a company to own a house but then that company needs to have Thai shareholders. There are certain companies that can be all foreign owned but it's complicated. Having a Thai spouse or children own the house would is usually how it's done. Of course a divorce is going to mess everything up!
The architect did a great job situating this home at this beautiful site. The only small flaw I see in this lovely, tranquil estate is that Bamboo was planted as the shade source for longuing by the pool. Bamboo (as lovely as it sounds when the wind blows) attracts mosquitos so you would definitely want to relocate those lounge chairs. They oxen cart is a work of art in itself, but the "piano" water found is like a sound bath.

Yes, this area can be bad during the burning season. Many who can afford travel to the beaches, Vietnam, etc The owners unfortunately had to move back due to undisclosed family issues

Any schemes lawyers/agents/developers encourage using nominee companies are illegal and in due course could lead to a nullification of the purchase without compensation. By encouraging people to believe they can get round the law makes you party to the whole business. Occupation of land is possible by lease or usufruct, but even leases are illegally drawn up by so called lawyers, who have no liability when it goes wrong. A 30 year lease is possible but 30+30+30 leases are illegal as proved by court cases in Phuket. People can Google it.
Luxury housing in Thailand is a huge rip off when you consider the price to build (about 12k baht per square meter). Land is however very expensive so most of the cost of that house is probably land. Looked at the website and it says 600 sqm livable area. There's no way, not even close that house is anywhere near that so it must be including the garden and covered patio. I gave up on buying land in Chiang Mai after seeing the prices in even undesirable areas . I think we missed good prices by a solid 10 years now.
I've also noticed in my research that there are a lot of bank owned houses on the market as well out there. I think there is something for everyone over here in the Dou Saket area.

That is about right as far as conversions go. You are right, it definitely depends on where you want to live and also what kind of property tax you will pay in other places compared to Thailand.
It's on ~4 acres of land which is a huge part of it. In the northern part of the city where I live 8 rai would easily cost 20 million baht because they build 6 houses on 1 rai for housing developments.

This shows that premium quality is definitely something that's valued in Thailand. (It also disturbingly suggests that prices there are rising quickly.) I think the land is also a bit shocking. 24 years ago, I bought 4.5 acres on the top of a mountain in West Virginia. I paid $21,000 for it. Today, I'm about to sell it and its still worth only $27,000 on the open market. Crazy.

The land is cheap because it's on one of the farthest edges of the city and has dirt roads even but even so most of the cost is going to be the land (I wonder what kind of deed it has even, maybe something informal). They trade land like gold out here and the prices go up each time it trades hands. Most Thais in CM can only afford a 14x14 meter plot now thanks to this.
Most of that "art museum" that the propriety have I I would be afraid but probably are fake Chinese antiques , and I included the "teak doors". No agree at all with your fascination with that house.

I stayed this year, definitely heading south for the burning season next year. It is difficult to do outdoor activities at that time.
