    I don't know if this is still true, but when my sister worked for the FDIC she said banks don't hold on to mortgages, they sell them on the secondary market to hedge funds and private investors. Because of that I joined a whole lot of note buyers pages and news letters, so far none of the very small banks in my area are selling non performing notes to people like me because they bundle them all up and like my sister said the big banks do and sell them on the secondary market around 90 days after close.
