Every landlord will have stories if they are busy enough and in the business long enough. I hope yours are few.
Honestly, most of these issues are pretty common when it comes to long-term rentals.. This is not unique to Sosua. Cancellations, wear and tear of the property, over occupancy, etc. are headaches we all have to deal with. You just have to put better mechanisms in place to safeguard yourself. A good start is to better understand your clients and Sosua in general. Some renters are simply too ambitious and will book for 4 months only to run out of money in a few weeks. As you guys know it happens all the time. 😂
When a client stays at Casa De Compai everything is included except the electric. I send the client a picture of the meter for that condo at check in and out.
@10:30 MARK...Regarding guys having another guy come stay with them, I have to respectfully disagree on how that is handled. Generally, when you rent for a month or more, you can have whoever come and stay with you. So when I have guests and/or family come from out of town and stay a few days with me in my apartment the landlord could careless because rent for the month is already paid. I do not see why that would be a problem down there if a man invites his friend to come stay with him and sleep on the couch for a week when again his rent is paid. As long as they are not trashing up your apartment OR causing any commotion with your other tenants, then it should be all good. Great informative video though. Keep'em coming!! Peace
Great question! I am so glad you asked that. The primary difference is that it is not your primary residence. It's still a vacation rental. Some landlords. Like myself offer a reduced nightly rate when you rent longer. As we all know the guys who want to sleep on the sofa are living a vacation Lifestyle and in Sosúa we all know what that includes. ( Yes Casa. De Compai is chica friendly) The sofa isn't a bed. Each condo has an occupancy rate and the rent is set for that amount of clients per physical bed. When clients have other people over it doubles the occupancy and doubles the consumption of everything that the condo requires to operate and double my cost and wear and tear on that unit. Two people per bed per the length of the stay. ( In full disclosure I have rented to couples who enjoy a third person to spend time with. That's fine because the third party leaves usually leaves in the am.) Also. Casa De Compai has rules, ei, no children. No loud music, no parties or events, no families.( To name a few) I also screen my clients to ensure I maintain a certain client base that is respectful to other clients and quiet. This is the atmosphere my complex provides. Most important, the person sleeping on the sofa has not paid me to use my product. I have a two bedroom for friends who want to travel together and stay in the same condo. Not allowing couch surfing is very common in vacation rental complexes, and to have set rules to maintain order. Also as an owner I need to protect my investment and know who is on site at all times for the security of my other guests. I hope that sheds some insight into why many condo complexes and Gated Communities don't allow people to occupy a rental with more people than beds. I understand some people will not agree and that's fine. My suggestion is to find a condo owned or operated by a Dominican or absentee owner. They usually won't bat an eye about the amount of people in your condo as long as they got paid
In cabarete now and everything is pretty dead with minimal white young ppl. Or young ppl in general (other than locals). Prices are pretty high but they are not as high as south Florida. Will be here for another 10 days let’s see if it changes
@@jefflove1 guys are using stolen credit cards to pay for vacation rentals. The banks withdrawing money out of the owners accounts weeks after the clients checks out. There is no recourse for the owner of the condo.
@@jefflove1 also, guys are using echecks on Paypal that take up to 10 days to clear. The clients then will cancel the echeck and they get a free vacation rental. I won't take an echeck either.
Unfortunately hotels have the same issue with guests using stolen credit cards and scams. Actually they have it worse because they have more clients per year than us small boutique condo complexs.
You have to vet them and ask questions; I never have issues with my rentals.
