    This is great advice. People seem to think management companies have this big pile of their own money that they want to spend on your block. They do not. They are paid, mostly, to collect fees and employ cleaners, do repairs and organise insurance. That’s all. They can walk away at anytime and leave you with a mess. If you think your block is badly run join the owners committee, give up your time (work for free) and get your hands dirty.

    What would you suggest for apartment owners whose management company are refusing to carry out work covered by management fees?

      Raise it at the AGM and seek to persuade other members. But there must be some reason why the management company don't want to spend money on the work, if it is in their self interest. And it is, if the work is essential or necessary,

      Thanks a million. The work we need done is a leak in the roof which the company are responsible for by contract. Would there be a legal route available here as the issue was raised 5 months ago?

      @@daveoconnell110 write to the managing agent twice if you don't get a response contact them and get the official complaints procedure, once you have logged an official complaint if they don't play ball you can apply to the tribunal which won't cost you anything, youl be compensated for there lack of service

      Thank you for this video, it has explained to me, ‘why not to withhold your Service Charges’!
      Can I email you please, as I am a prisoner in my own home, due to our lift being out of service for the last three months! I am unable to use the stairs, as have severe breathing problems and COPD, I collapsed and had to be resuscitated 3 times before being blue lighted to Hospital, resuscitated again in Resus, and had to stay in hospital for 18 days, then ambulance home and carried up three flights of stairs by the paramedics.
      I have been unable to leave my apartment since 26th January. I really need advice on what steps I can now take, as I, and the Service Manager are just going round in circles.

    Hello Terry, Thank you for this video, which I have just stumbled upon.
    Please could you advise me where I stand.
    I have not been served any Service Charge demands by the Freehold Management Co. between 2017 and 2021. Four years!!
    The Management Co agreed that there was no demands issued, as too several other leaseholders. I have offered part payment, but the MC wont even consider this.
    I am lead to believe under Section 18 I am.under no obligation or requirement to pay anything. Am I correct please?
