    Hello sir. I have heard developer saying land is A khata but plots are B khata how's it possible? Does it mean the plots don't have necessary approval from planning authorities like bda/ bmdra/ muda
    Also few developers tell we won't get individual khata as the land is under unde khata, does it mean it's single khata for land ? If no individual khata how does municipality or panchayat collect tax ?

      Which developer sir ? Hope your question is with respect to land in and around Bangalore ? Please specify.
      When land itself has A Khata plots can't have B Khata, they are misleading you, probably they would have not obtained approval from planning authority.
      Next, when DC Conversion is done you will get "UNDE KHATA" for entire piece of land but it is mandatory to get layout plan approval from planning authority only then you can get e-khata for individual sites.
      If anyone buy plots based on 'UNDE KHATA' there is no doubt one will get "UNDE NAAMA" & municipality will not collect tax as you will not have/get Khata itself for your individual site. Hope this clarifies.

      Yes, sir, this was in Bangalore. Later, when I cross questioned the developer he agreed its revenue sites and has not applied for dc conversion or plan approval.

    Just for your commission don’t mislead innocent customers no public transportation no shopping etc for all this facilities we have to wait another 5 years or more now it is worth paying Rs2499/- per square feet

      If I prove your claims false what are you going to do ? Anyone who travels on shooting Mahadevapura Road road regularly knew that both KSRTC & City buses ply frequently on this route. Offcourse, there is no D Mart, Reliance or More kind of shopping facilities nearby but still you have provision stores, clinics, road side vendors etc for your basic daily needs. And then there are few developers quoting more than 3000/sqft as well off this road.
      Not sure what is your intention, till date have helped many customers buy property on this road but there's no complaint from them.
      Also, I have never mislead any customer till date as i am not desperate for commission as i already have sufficient to survive peacefully.
      Hope you got my point.
