    I lived in the C section beautiful yes... but there is a huge Meth problem in this area(house blew up in R section from a Meth lab) drug raids are a regular thing. You will have to drive 45min to an hour to get to any decent shopping or entertainment St. Augustine, the outlets or orlando... Restaurants in the area are about a 5.. its really a retirement community not geared toward raising families which is why the drug problem is such an issue .. for teens

      people purchase homes and usually ready to sell and leave within 6 month...high turnover rate

    My wife and I moved to Palm Coast in 2022. We purchased a new build from one of the builders in the area. We had a real estate agent representing us and I’m thankful we did. Yes, the builder sales agent will tell buyers what they want to hear. They’ll hardly ever put anything in writing and will defer to the initial contract. This is what happened to us as we bought at the height of a seller’s market. Thankfully my real estate agent captured some of the builder promises in a few emails which is binding and the builder had to honor what they promised. While I would buy from the builder again, I would never work with the sales agent I had or have the project manager for our build. Both were great at deflecting and telling us what we wanted to hear and had minimal follow through. There are terrific real estate agents here in and around Palm Coast. For those moving here, do yourself a HUGE favor and contact one before looking at homes. They’re definitely worth it.

    Palm Coast is a highly overpopulated area. There are a lot of illegals living there and a lot of human trafficking and crime. We moved there last year and realized we made a mistake and we ended up moving over to the west coast near Tampa which is much much better.

      Fact: A crime occurs every 4 hours 37 minutes (on average) in Palm Coast. Fact: A crime occurs every 5 minutes (on average) in the Tampa area. Not the brightest bulb in the box.
