I'm a new subscriber and our modular is now 15 years old and showing her age. We're very proud of her as we were hit dead-on by Hurricane Florence in September. We live a mile from the ICW and 5 miles from Topsail Beach but we didn't lose a shingle. We were under mandatory evacuation and while other stick-built homes suffered tremendously to include brick homes losing roofs, we were amazed at how well our home withstood Florences' mighty winds. Me and my fiancé just bought a mobile home from 1985! Excited to try and start flipping it, my family lived here before and they built custom cabinets that I’m super excited to refinish.
Lights are called wall sconces. Dip in vent could be rot from duct condensation. Hit that paneling with some 220 grit sand paper before prime and painting as it makes the paint adhere better.
All of the things that are being made fun of or that are being scoffed at were ways the last homeowne made due to survive, like the fan in the kitchen , the rusty heater etc. They probably were on a limited income and could not afford the labor or replacement or even cosmetic changes. Every 20 or 30 years certain things need to be changed and it is costly and sometimes people do one set of repairs and then 20 years later they are retired and don't have money.
I grew up in a 1972 Skyline and that exhaust fan in the kitchen wall was standard in kitchens back in the day. They suck. Cold air leaks in and the get so greasy and dirty; I would remove it entirely if possible. It would mean a small patch job on the siding outside but that would better than a ratchet looking fan/hole in the wall. Good luck!
We just bought a lake lot that had a 3/1 Karsten FEMA trailer from 2005. It looks in impeccable shape, but we would like to update it a bit. Are these worth putting money into? Will it hold up another 20 years?
@@lincolnrhodes1548 I didn't see you question. The tenants will put anything in there and clog up the sink. Plus I have old, old Orangeburg and Galvanized piping that clogs easily so Garbage disposals are a definite NO
So how much does your inspector charge for the inspection? I would like to do an inspection on all the properties I plan on purchasing but it can get kind of expensive if I end up not purchasing any after about five inspections or so
macknumber9 our home inspector charged 200 so I don’t know if it’s more for mobile hm. We had the best one on area too . Maybe this gives u an idea . Good luck
Being a man you don't realize how important a medicine cabinet is! Do not ever rip out a medicine cabinet you need to replace it with a nice size one as well We don't want to throw our toothbrushes in a d***** drawer! Stop throwing out medicine cabin that's you don't know their importance

Well, I was digging the small dishwasher. It's just what I need.

That’s so cool! Yea I had never seen it before but my inspector and I pieced it together. It’s a very unique trait to those older Skyline homes.
What was your budget for this mobile home if you purchased it and how much would you have spent inside to renovate it

I refuse to put disposals in rentals!

Lincoln Rhodes Tenants will put fibrous vegetables and fatty meat in the disposal which will cause clogs.

We paid him $300. It’s $300 worth spending to find issues. On mobile homes we can lose money if we miss a huge issue like plumbing or electrical.
How long will it take you and your crew to do this project?
We didn’t end up buying this home but if we had it was likely only a 2-4 week project with my crew
