I am a real estate investor. I buy houses, rehab them, and then sell them via owner finance. I love being the bank, but only have the cashflow and the down payment to purchase my next house. I need to learn how to work with hard money to have funds for my next project.
Great info! I actually work for a construction company as engineer/general contractor, but I’ve only been in it for a few months. I think learning these processes and managing contractors at my job will help me with the goal of getting into real estate.
How about a step by step walkthrough on how you flip this current property to your perspective buyer. I also be interested in seeing a step by step on your next acquisition and how that process looks like.
@@jamelgibbs hey Jamel I want to ask you a question. This is what I'm thinking. Properties that I am looking for. Should I get a home inspection even though I haven't bought the property yet. I'm thinking that might save me a lot of headache in the future I'll just have to eat that 3 too 4 hundred dollars. But like I was saying I would know up front what's going on and it wouldn't be nothing unexpected later on. What you think?
I follow a lot of pages to learn the real estate investment and development strategies but you really got through to me! Love your teaching style and now I watch you all day at work.
Thanks for sharing this information with the first timers with no experience and most importantly god bless you. Would really like to see a video of what mistakes you made when first started
Your going to be levered out to hills in Massachusetts everything including foreclosures our overvalued I’m licensed contractor and master plumber getting subs is hard to find sounds good reality the house could flip you especially in this market
Good info, I'm looking for a good construction company myself. Do you use the same guys on many of your flips? or do you have a few companies you work with.
@j3ss3_plays60 I did. Then that lender dropped the ball. They needed the appraisal done, told me 3 business days and they took 10. Also didn't finish underwriting even after the appraisal and the inspection period was over. Seller wouldn't extend the contract so the deal was lost.
You’re right. It took 32 days. The main stuff was done in 29 days, but the cleaning crew couldn’t make it in time. So you should watch beyond 5 mins and also not judge from 1 video. If you check out the playlist I’ve put together and look at the dates you can see for yourself. No reason to lie over here.

Mostly the same guys
Appreciate the information
No problem 👍
Thanks man!
Awesome good news. Which house is this? Also, do you work with wholesalers and what other locations (states) do you purchase?
I'm trying to get hard money and I'm finding most will not lend if I don't have 2-4 flips completed. How do you overcome this if it's your first flip?
Look for other lenders honestly
Did you eventually get funded ?

@@AberrantArt Which lender was this?
Jamel, what's your advice for homes that have the drywall tape done wrong and there are seams showing everywhere and wavey drywall?
Redo it

Get the trades scheduled while you are under contract? dumster deliver sceduled on day 1
I didn’t hear you mention the down payment 10-20percent ?
That doesn’t apply to all lenders
@@jamelgibbs ok do you have any mentorship opportunities?
Sure. You can go to reieducationacademy.com/coaching
He is mad at that electrician, lol.
Do I have to get 20" pythons like yours first? 😁 Really good video dude. I'm going to watch this again to absorb the terms and examples you use.
😆
How do you find cheap homes to flip?
Does your credit matter for acquiring the hard money??
The deal matters more than credit
First time somebady say no vary say
Haven’t even got 5 mins in and I know that house is not getting done in under 30 days.
