Akiya Renovation With a Modern Kitchen

  • Full video of a modern kitchen with island install as part of our vacant house (akiya) renovation in rural Japan.
    I am an American (of Mexican descent) living and working in Japan. My wife of 32 (plus) years is from Japan. We bought a vacant or empty house "Akiya" in the countryside of Japan near Iwakuni, Yamaguchi Prefecture for $35,000 (5 million Yen as of August 2022). The property consists of a 2-story house built in 1975, small guest house, large 2 car garage, storage building, and 3/4 acres of land with many fruit trees.
    As very common when purchasing an Akiya in Japan, the personal belongings of the previous owner were still in the house. It took multiple trips to the local recycle center to dispose of all the property.
    The grounds were overgrown with many weeds and vines. This will take a while to get under control, but it is looking much better around the property, and I think the neighbors are happy to see us cleaning up.
    This traditional Japanese house also features a gorgeous Japanese Garden in much need of cleaning up and bringing it back to its glory. I am still working on the garden, but it already looks stunning under a beautiful maple tree and huge decorative stones.
    We performed an extensive renovation in the entire house. We focused on keeping traditional Japanese features such as the engawa, shoji doors, ranma, shikkui, tatami room, but incorporated modern features making a very comfortable house for years to come. Walls, ceilings, floors were insulated. New modern kitchen, toilets and bathroom units were installed. We installed a wood burning cast iron stove (Quadra-Fire, Explorer II). New electrical throughout the entire house and guest house. Double pane windows and doors installed and much more.

    Now the decision of having white walls in contrast to the wood shows that it will be a perfect balance. Just as much wood that it is cozy but so much that it feels like in a dark wooden box so the room is still very bright. 😊😊 We in Germany also have no garbage disposal in the sink. We put it to compost and thats it. So the sewage water has only absolute unavoidable solid parts in it. I thought these feel like blum sliding drawers and there are.

      Correct! I wanted the wood feel and look, but not too much. I am very happy with the balance. Additionally, the walls and ceiling is shikkui which is old style lime plaster and absorbs humidity and toxins in the air.

    The stove with fish grill is so interesting! No ovens, of course with no traditions of yeast breads. Now there seem to be many, high quality European bakeries. I'm waiting for the garden!

    I know you guys kind of filmed during open house, but the film crew interfeared with really seeing the house renovations completely. I hope, with how you have filmed the kitchen, you will do with the whole house and rest of what you do on your whole property inlcuding trees and gardens.

    Really love the kitchen Lawrence. If you want to double your kitchen space for next to nothing just run a nice long pole across the kitchen and suspend your pots and pans with S hooks so the pots will dangle just above head height for easy grabbing and putting away. No bending down to get saucepans or pots and easy to put away and your cookware will last longer because it doesn't get beat up as quick. Once your wife gets used to this she will never go back to storing this stuff in drawers or on shelves and will use these good drawers for other stuff.

    If you don’t run your dish washer once in a while it actually can cause leaks… so even if you use it as a dryer, run it at least once a month.

    Did you ever consider getting a "proper" oven, or is it something you just don't use?

      Well we got a smaller Japanese external oven which is in the pantry. If you have seen my older videos you will know what I am talking about. If not, we made an extension to the side with a sliding door, counter space, shelves and lots of outlets. This way all the other “stuff” is hidden and the kitchen stays clear of clutter, which is a problem we have. I will eventually make a video covering this topic, thanks!

      Que onda! sorry not trying to sound deceiving, but really don't know. I don't want to be snobby about it, but it was custom made and the top is thick stainless steel (wife's choice) rather than arguing I just paid Have you checked out Yahoo Auctions Japan? There are many cheap new options.
