When I got my real estate license in 2015, they said pinellas county was 98% built up, so if you wanted new construction, you'd have to tear something down and do your thing. I've seen so many small spots become a row or 2 of townhouses or apartments over the yrs. Even in just pinellas park, they took that raggedy old Scott buik dealership on 19 and 49th (that was abandoned forever) and made an entire complex,1 mile up the road on 49th they built a small complex of 2 or so buildings and about 1 mile from that on 19 (by walmart) they built another complex all within a 1-1/2 yrs or so. That's why our shits so congested, real estate is stupid high and rent has become astronomically high for folks. It was far cheaper to live here 5 yrs ago, but the demand has Increased the cost to live by a lot over those yrs!
