    I like how many of your American expats neighbor are renting Thai style houses in your neighbor hood and putting a little money into fixing the rental home up to make them like American style houses. Mike and Nicole's house is a perfect example of how to turn a Thai style house into an American style house for cheap. Renting is the best option for most expats in Thailand.

    Hi Joe, me and my Thai wife live in the UK, we built a house in Nong Bua Lamphu two years ago only cost 1,5 million baht plus the extras we picked and I do not regret building it at all even though we only come out once a year. We also own a house West Yorkshire, England. If anything happens to me I will be happy in the knowledge that my wife will be okay with a house in Thailand if she wants to go back to be near her family.

    Great video. Thank you. I’m glad you added the caveat about it “may be a good idea for some foreigners to buy or build a home”. Because no one has the same experience in Thailand. Myself, married to a Thai woman prior to retiring from US military. We bought a new house (3/2) in Udon Thani, Thailand for $15,000 in 2001. Always understood the house would be passed to her/family upon my “departure”. Raised 2 beautiful girls, made improvements/upkeep on home. It’s been one of the best investments we’ve ever made. No regrets. Wish the best for others. And congrats and best wishes to you and Gift.

    Thank you Joe, excellent video and opinions, I agree 100% , I am married to a Thai lady and she already own a house and is paid for, that makes really easy for me , she paid 900,000 THB 20 years ago, new build, we are married for 6 years and planning to retire 50/50 between Thailand and the Czech Republic, I own a house 2 hours north of Prague, we live in Colorado right now, my wife is running B&B with a spa, she loves snow and she is a good skier now, sometimes we get lucky , my wife loves many sports and adventure, most of her Thai friends even don't know, how to swim and are afraid to try anything new , not my wife, she want to try everything, from sky diving, surfing to scuba diving, she is awesome

      Hi Petr, my husband is also Czech from Ostrava. Now we live in Hua Hin and we love it. In my opinion the best place to live for retirees and families in Thailand.

      I live in Phuket, met my wife 19 years ago, been married 16 years. I bought a house/for her after living with her a year. 3Mil Baht. nice house in Phuket, in a Thai subdivision. Quite happy with it. many improvements. We (she) bank financed it.I putdown a million baht. I overpaid the mortgage and managed to pay it off after 14 years. the first 12 years I could have rented it for10-12,000 baht a month. the current rate for the BASIC house is now 25-30K for the same house in the village. Our house is double the average home in the village, with western kitchen and 5,500 sq.ft of land. We pay 600 baht for community fees/water. Each month. Ask me if it was worth it. It would be a small stretch to pay rent on my house and live my current life style. If you trust your spouse partner/wife. It's well worth it, plus. You will leave her with something when its time for you Grasshoppers to leave. For me, it has worked out better than I could imagine. it's always a crap shoot no matter where you live or marry. Like he says. Be careful, use your big head and look critically at the person you are about to drop a fair amount of money and time with. I did everything wrong, but it just happened my wife is an honest, devoted and devout Buddhist Thai woman. I got lucky and I am blessed.

    I like your philosophy on life Joe and the honesty that comes with it. Agree rental is the best scenario for the majority as most don't have the solid relationship you have with Gift. You're one lucky guy mate but it's of your own making and to find a lady with the qualities of Gift is rarer than hens teeth. A good builder will save you thousands in the long run guaranteed.     Hi Joe & Gift , absolutely love your thoughts and explanation on this and whole heartedly agree, if you don’t go in fully committed to a relationship what chance does it have and to give Gift the peace of mind after your gone, that is so admirable, like you said your both in this 50/50 now and for the future.     Nice video. I had a similar thought process. Been married to Thai wife for 23 years. Relocated to Thailand and bought a freehold condo in my name 16 years ago for 11.5MB (fully paid off). Alternatively the amount of rent that I would have paid for 16 years is approx is approx 12.5MB. So I’m already in the money and recent re-sale transactions indicate that our condo is now worth about 15MB (in the EM District). Although I have health ailments I hope to live here another 20 years, and my wife is likely to out-live me…so that would equate to another 15MB in rent in the future that would be paid if we hadn’t bought a condo, and it’s good to know that the wife will still have a comfortable home for the long term.

      @@MarkRobert-BKK Well if you invested the same 11.5M TBH into a high yield savings account in Thai bank the interest would cover your rent and inflation or you could put it into a diversified dividend fund in the West and over 20years you would more than double the investment plus the dividends.
      Of course nobody knows what could happen and it's always good to have a "roof over your head". But someone reading this should think about alternatives: house vs other options.

    Hey Joe, Great heartfelt walk and talk. I'm up in Roiet and my marriage didn't work out, she broke every promise but I have two great sons and a stepdaughter no one can take from me. At almost 73 yrs old this wasn't my retirement plan but I wouldn't change a thing I did. Like you I protected myself and have no regrets. I was working in Norway when my house was being built and boy do I wish I was here during construction but in the end it's just a house. We're in a gated community and the basic construction is good in all the houses so I can live with it for as long as I'll be here on this earth. Whatever I leave behind when I'm gone is for my children, their insurance policy and it won't bother me one bit. You are so right to make sure Gift isn't left with nothing when you depart this earth. She put her trust in you and gave up her security to be with and care for you, can't put a price on that. I really enjoyed this one Joe. All the best to You and Gift.

    One of my relatives has a place on Phuket. He loves it. His wife is Thai, and they live 6 months there and 6 months in the US. They are planning on moving there full-time next year.

    Great video and I reckon everything you said is spot on.
    In saying that, though, I probably broke every rule you mentioned.
    I'd already had 18 years experience in Thailand when I married in 2002, and shortly after we bought some land and started building in early 2004 after my father-in-law had built up the land a metre (450 four tonne trucks of dirt) and built a block fence around it (431 dw).
    Anyhow, got a friend of the brother....yeah don't do that you said....did that and things went pear shaped fairly swiftly....also by Jan 2005, both my wife and our one year old were living in the middle east with me.....bottom line lost hundreds of thousands of baht in unfinished paid for work and then that amount again in correcting mistakes the builder had made.
    After that I had some business fortune that allowed me to retire in 2006.....return to Thailand we did, finish building house we did, move in one year later we did.
    For years though I was of the mind that renting would have just been easier and cheaper and way less heartache...as you suggest.
    Fast track to 2024 and I am so glad that we built, I am sure that renting what would have been 20K baht back in 2007 and maybe 40K+ nowadays would not have been sustainable for us and definitely during the pandemic when my investments earnt nothing I think we would have downgraded to a basic small Thai house in the 5-6K rent range.
    But because we had our own home we got through all that.....and there is a home to leave to my wife when I pass and for our kids when we are both gone.
    it worked out great eventually.....but it may not have.
    Everything you said is spot on and should be well heeded.

    As an add on we built a western style bungalow, we got our plans from Banpatan for £100 and the builder just built it for us. I highly recommend doing this the plans are excellent we build MD 15.

    For 25 years in Thailand and in the same place, I rented for 10 years the first years and then I bought a condo so I saved the equivalent of 30,000 baht per month in rent for 15 years. (130 sqm)
    It's still much more enjoyable to enjoy a very good bed, a very good sofa, to have a huge TV, etc..That's the advantage of being an owner.
    By selling my apartment, I know that I will make a very small capital gain or maybe no capital gain at all if I want to sell it quickly.
    I will not buy a house in Thailand because putting it in a company name (circumventing the law) or renting it for a 30-year contract (renewable) does not interest me.
    But I don't regret buying my apartment. You obviously have to feel good where you are and tell yourself that you're going to stay there for a while. So for me buying (Condo only) is the best option.

    I am 70, my thai wife 56. We purchased our house in Sam Roy Yot in 2020 during covid. The house was 14 years old and not lived for 7 years. We did the math and determined that we wanted to stay put in hua hin area. Quiet, relatively close to hua hin and away from nonesense. We lived in the us and decided to sell it all. No country is perfect. We enjoy living in other countries for 90 days at a time, but it's good to chill where life is uncomplicated here in Thailand.

    Joe, we met in 2019 for lunch while you and Gift lived in Bangkok. We were then living in Sandpoint Idaho, We had built our home in Rayong in 2014. We are back living in Rayong and happy to be here. We just bought a pool villa in Ao Nang Krabi for our family and possibly to use and airbnb. Everything is in wy Thai wifves Name we have been married 17 years. After living together for 10 years in the USA I think she can put up with me for awhile longer.     Buying a house was perfect for me - we have a private, natural piece of land w/a big pond and rice field views... we also built a family compound in my wife's village and have a condo in CM... no usurfruct, no deals, no rental agreements - just trust and caring that my wife and her family will have security.. And an understanding that is a gift to the family and if I am asked to leave, so be it. We are still together after 24 years.

    Since you live close to the salt water. What issues towards upkeep do you have with your house vs if you lived hours, hours inland far away from the ocean salt water?

      Basically just having anything that can rust easily outside. Other than that, we have the normal maintenance and upkeep requirements like in any other house. Our house was built for the environment that we live in.

    You can easily create a trust in your home country that continues to pay the rent for her after you're gone. Make it contingent on you dying naturally while married. If you buy the house outright, she doesn't need you anymore. Not necessarily the best plan

    Joe here's the thing when guys get married they dont read the fine print about what happens if divorced and in Thailand only spend the money you can afford to loose. That only took 10 seconds to say.. Yes I built a big western style home in Thailand and in my wifes name too. We have only now been together happily for 12 yrs and counting.

    We did it a similar way but by the time we started building (4years after buying the land with usufruct) we got married. I had a building permit in my name but when house was finished we were refused blue and yellow books on the grounds we are married. Had to reverse the permit when the house was finished. Some districts will allow and some won’t 🤷🏼‍♂️. Nothing the lawyer could do. Probably should have built before marriage but am not worried about it.
    Am very happy though 👍

Guess I was lucky as my name appears in Thai, in the blue book, and Gift’s name as the primary and owner of the land in the blue book, I have the yellow book my name, pink Thai id card and house deed and building permit in my name. You are correct, for whatever, some provinces don’t allow it. Maybe they just don’t understand the rules.

    I bought as I was getting married and cd just about afford it . Also kept it in my name just incase.
    2014 it was 55 to the pound. Now worth about double in baht and exchange rate is 44. So it’s not a bad investment if I were to sell and return to uk

    We bought a 20yr old western style house in a small Swedish development with a communal pool in Hua Hin with 30+30+30 lease. Cost 3m baht and we spent 500k to modernise it. Rent would be 25k/month so the return is pretty good - 10yr pay back period. We'll airbnb it when we're not here so even better returns then!
    The dishwasher and central water heater sold us on it 😅

    My wife and I never had a wedding. We just registered as married at the amphur registry. Baht 1000 is what it cost and then B5 songthaew back to the room to go out later on. That was in 1998. She came to Australia the following year and had been here every since. We own 4 houses together here now and three properties in Thailand. Next up is investing in Malaysia.     I totally agree with your analysis about the house. This isn’t the first time you’ve explained your reasoning. I was very happy for you that you decided to get married. I really think you guys are going to go the distance. I’ve got a Thai wife and two kids with her. We bought a house before we even got married. We’ve been together 18 years now. I actually have no rights to the property. We do have the kids and they will eventually get the property, so if I were to ever end up on the wrong end of the stick, I’m ok knowing my kids will eventually get it.

    2/ House Insurance do you have it and is it full home insurance? Such as a home owner if you have no loan and pay cash. Does the law their require home insurance full or part?

      We do have insurance against damage, fire and our belongings which cost a few hundred dollars a year. We paid our house in full so we are not required to have a mortgage insurance or any insurance for that matter.

    Question: on the very remote chance that Gift were to pass before you, I imagine your lease on the property allows you and your “heirs” rights to the home for the extent of the lease, correct?       What is Usufructs?
      A usufruct, in Thai language called "Sidhi-kep-kin", provides temporary ownership rights for use and enjoyment of the property along with an advantage of being able to reap the profits from property belonging to another as long as the property is not damaged or altered in any way.
      The right of usufruct transfers possession, use, and enjoyment of immovable property from the owner to the usufructuary. Usufruct can only be registered over properly titled immovable property and is established by agreement with the owner and registration at the local land office.
      Use of Usufructs
      Although the law does not prevent Foreigners from being able to apply to register a usufruct on a land, however, this is still subject to the discretion of the Land Officer.
      The person who enters into a contractual agreement with the owner for this right is called the "usufructuary". Section 1418 of the Civil and Commercial Code provides that a usufruct may be created for a period of time or for the life of the usufructuary. A usufruct will be registered in a similar manner to a lease of up to 30 years or until the lifetime of the usufructuary.

    I totally agree with your statement that there are too many condos now in Thailand. The condos rental market is over flooded in Bangkok and the prices have dropped down to about $500/month for a very nice service apartment near the BTS/MRT stations. Unless Thailand allows you to become a citizen with all rights of citizenship, it is better to stay liquid in cash than to tie up your cash in a house or condo. If you want to guarantee your Thai girlfriend's security when you die, you don't have to buy her a house. You can just have a lawyer write up a will and Living Trust legal document, to make your girlfriend a beneficiary to receive a share of your net worth when you die. There is another American You Tuber who recently bought his house in Rayong Thailand under his long time Thai fiancee's name as the new owner. He then arranged for her to visits his home in America. After about three months living and traveling around America together in an RV, they realized that they are not a good match for one another. They ended their relationship before she flew back to Thailand. He ended up having to give up on his house in Rayong, and he had to make the house a gift to his ex girlfriend, like it or not, because the house is legally under her name anyway. Including the land the house sits on, that American man lost more than $100,000 on that house that he bought. Thank god that he can afford to lose that kind of money with most of his million dollar+ inheritance still sitting in his bank account. You live and you learn.

In saying this, there are many successful relationships with foreigners and their Thai wife, husband and loved one. Unfortunately, life is unpredictable no matter where in the world and some relationships don’t work out.

    I like working on my cars, building cabinets and furniture, and all sorts of DIY shinanigans. Pretty much all a no-no for condos; I'm thinking about leasing property in Thailand for 30 years from a developer and than building a small home with a huge garage. You can own a home but not property in Thailand; typically condos are 40% foreign quote and 60% Thai quote; but there are a lot of rich Chinese, Hong Kong, Japan, and S. Korean citizens that use Thai and Phillipine condos as simply a means of parking cash. This drives the price up. Also, for some odd reason buying a one-bedroom condo is very reasonably priced; but the studio is not much cheaper, and two-bedrooms cost double. So unless a one-bedroom is large enough for you; it's not a smart financial purchase to buy a studio or 2-bedder.

    Good talk, Joe. That's admirable that you are leaving Gift the house. We all know Thai women don't get pensions or social security like us farangs. I recommend setting her up with some money too. If you kick the bucket at 80, she will need some money to live off of in her 60s.

    Every country is not your country even you buy a house in your adopted country. I like to live between my country and the South East Asia. I am from Seychelles it is just to boring here after 6 pm and I like some more amenities that SA provides at a cheaper rate and also safe enough for long holidays.

    Makes sense to me. My pre requisites are that u have:
    Eother an age appropriate wife that u have been with for 5 years or more and or
    A biological thai child.
    Plus, u also were paying a far higher rent, so the rate of return makes sense, as does your conservative age expectancy.
    This is a great video on this subject.
    Obviously there is risk woth any woman or partner re assets but you've done the best that any farang can do here in thailand.

    "Never say never". Buying a house or condo in Thailand requires a lot of thought and research. Actually a home or condo can take a long time to rent. I recall the story of an Italian resident who had to sell his condo becausse he had go back to Italy for cancer treatment. The condo did not sell and the Italian went back home and died shortly after. I have been in Thaialnd for 7 years and have never considered buying anything bigger than a TV. Renting is the way to go.
