    Did you guys by any chance reach Ogwumi-Nike because I know the prices in that area is somewhere around your budget...It's also important to note that when looking for a land to build and live in and not for investments, it's imperative that you choose an estate that already has a handful of people living in it for security purposes even if it means paying 5 million instead of 4 million. I'm also not a fan of been that far away from the town proper. Abakpa Nike would have been good but I doubt you will see at that price. I would have also suggested centenary city which is located in my village but I heard the prices can be as much as 10 million or even more. Goodluck in your search.

    wow! you'll build your first house in Naija? Anyway, I'll give you an advise since we are in build and sell business.
    First, look for a place with electricity, unless you want to spend extra 2M-3M for solar. When we built our flat in Emene close to Adoration, we spent money to apply for electricity, bought wires and poles, because the whole estate doesn't have electricity. We are the first house who got light bcoz our neighbors doesn't want to share money to put electricity.
    Second, try to avoid Nike or Emene side, lots of government and community people disturbs with all their fees. Sometimes even you paid different group of people will still come for the same fees.
    3rd, make sure you do your search, talk to the neighbors and previous land owners (if there's any). 419 are everywhere
    4th, try to avoid to buy family land, it usually cause problem later on.
    We are also looking for a land rightnow to continue our business.

    Security is paramount, and unless you going to get your water from the mains pipe water it is not good idea to build house on hill as it will proof difficult to get water from bore hole ( well )

    I might be wrong but I noticed that land is very expensive in the East compared to place like Lagos. If you consider electricity good road and water which is available in Lagos.
