    He's making sense, I am from Enugu state, I built bungalow in my village. Everything cost me over 15million, this in the village not even in the Enugu city. 4 bedroom.

      If you truly wish to buy land in any of the areas he mentioned, if you dont have up to that amount, you wont get anything.
      N2m cant get you a genuine land in developed areas like independence layout in Enugu.

    Vera please can you do a video about the use of alternative building materials besides cement, like clay bricks and materials that can be locally sourced. Such materials could reduce building costs and maybe even cooling costs. Also a video about architects who design houses with African ambience and not this western style bungalows and duplexes that have become the norm. Maybe a listing of affordable construction companies will also help.

    Nice one... Though I think one can get land as cheap as 3m-5m in a good place for immediate development within Enugu.
    However some area can even cost more than 35mil.
    Its a matter of cutting one's cloth according to his/her Materials.

    Vera I have not watched your videos in a long while. It’s good to see you’re back and doing a good job as usual.
    I find this vlog particularly interesting, because being a US based contractor, I was interested in comparing and contrasting.
    I find the different preliminary fees charged so numerous, making cost of doing business in Enugu high, time consuming and tedious.
    Most often I do my own designs, and I have designed few houses for my clients, who built in Nigeria.
    My question is what is the ball park figure for the type of duplex you guys discussed from start to finish, turnkey?

      @@omacathy1254, I am not even from Nigeria, but I have deep routes in Nigeria because my parents once lived in Nigeria precisely in Bayelsa. I love Nigeria, but never been there. All the land levies listed in the video are ridiculous and discouraging. We have no such numerous levies in my locality back in my own native country.

    Those places you're mentioning like independence layout will discourage your audience. Why not say Abakpa, Ibagwa, Umuchigbo etc? A plot of land can be as minimal as 3 - 3.5m and not 35m as he is mentioning. Only few go to those high profile areas now.

    I bought 2 plots at amokpo Nike and paid more than the amount I bought the land i paid 320,000 to surveyor 2 plots alone. Plus many more payments

      Some places go for 70m a plot. It is insane.
      An enclave with 30 thousand Naira less than 62usd as minimum wage a month is mind boggling. That country Nigeria need to be dismantled.

      Check out these estates ; diamond, WTC, Liberty, Zoo, Republic and Golf. You cannot get a full plot less than 35m

    The levies are too much in Enugu city yet we don't know what the governor does with that whole money. He is not building new roads, water or infrastructure within the city. It's not same in Awka, Abakiliki, owerri or even nsukka the govs’s hometown. Ugwuanyi is just running a corrupt land racket and if he doesn't sit up, most people will start moving towards Awka. The new 🛫 in Anambra is an attraction. Your vlog was very informative.

      You do know how much a bag of cement costs?, and other materials needed.

      Vera gave you old price for foundation work, if you want your foundation higher you will spend more than that amount. Presently I allow clients to buy their materials due to how costly things are in the market.

There is a way to balance issues in other to encourage investment, e.g 35m for a plot of land in independence layout but can be as low as 3.5m in Ibagwa which is a suburb. If you don't do this only few who started watching will watch to the end and TH-cam won't tell you that.

    Why many fees,? would that not discourage a lot of people in Enugu state from building houses?. In the western countries people only pay money for the land , building permits and hire a builder to build your house that is it. This is the 21th century the IMO people are still acting like they are in 60th with their greed. Stop stop that foolishness, one pay elders, young man, state building planners ,and many other fees. These are some unreasonable demands that is making African backward. Why people pay all those fees.

      It's appalling to be honest. These unnecessary fees are the reasons why rent is as expensive as they are. Landlords consider them and the cost of materials and go crazy with the amount they rent their building.
