I Found a Secret Illegal Apartment

  • This Secret apartment is unlike anything you’ve ever seen! Its hidden in the East Village in Lower Manhattan and has some really interesting features, but its definitely not for everyone because the entry way is totally sketchy. That being said this is one unbelievable New York apartment and its in a great location by cafes and lots of fun things to do. Take a look and let me know if you’d rent this New York City apartment! All in all, this is a cool place and definitely far from the worst nyc apartments out there. NYC apartment hunting is never easy, and sometimes you see a scary apartment or flat out weird apartments, but this is not a creepy apartment at all. I’d rent this.

I once had a secret illegal apartment for three years and it was awesome. It was illegal because it was zoned for retail only but it sat vacant for 15 years because nobody wanted to rent it. There was no parking and it was difficult to access. You had to go through a sort of maze of old brick factory buildings to get to it. Basically my front door was where a bunch of businesses had their back door. The place comprised the top three floors of a five story old brick factory building that was over a hundred years old. The first floor was an office space and the second floor was storage for the landlord. There were two parking spots for the office, one for the owner and one for one client at a time. So anyone who rented the upper floors had no place to park. The place was heated by an old coal burning incinerator but we burned old pallets that all the other tenants piled up for disposal at their dumpsters. So heat was free. Each level was 1400 square feet of big wide open space. There was roughed in plumbing for the third and fourth level and none on the third. Electric was included in the rent since there was only one meter for the building and something about the way it was zoned meant they couldn't add another meter. So I put in a sink and built cabinets from old pallets and just painted the level (third) and used that for living/dining and kitchen space. I put in a sink toilet and shower in the second floor in a corner and used pallets to build a wall around that and the rest was a 1000 square foot bedroom with about 12 huge windows then the third level (fifth) was just one big empty space so I put in computer equipment and that became my "fortress of solitude" I could look down on several very busy blocks while surfing the newly invented internet. When the weather was nice I went up to the roof and had a cook out with friends. I got all that for $250 a month when a cheap two bedroom was $600. Ok technically it was a three room apartment. but If I had the resources I could have made it into a six bedroom penthouse. lived their for three years until the city forced my landlord to sell it to them so they could redevelop the neighborhood. Now the block is all million dollar condos.

All but one of the apartments in this video were fantastic (and the not-fantastic apt was still acceptable). The ‘secret apt’ was magnificent! That outdoor space could be transformed with raised garden beds, potted trees, trellises on the ugly walls with climbing plants. Then add outdoor seating and lights, a grill, and suddenly it’s a glamorous party area. The kitchen was underwhelming, but everything else in the apt was spacious and lovely with gorgeous floors. 🤷🏼‍♀️

For the long narrow bedroom in that last apartment, I'd take the doors off the closet, recess the bed into it with some little customized nightstands next to it in the former closet. How are the prices unfair? It’s supply and demand. The prices are only as high as people are willing to pay. If someone is willing to pay it, it’s a fair price. Put this apartment somewhere else for the same price and it would sit vacant forever. The consumer decides the price.
Also, consider the overhead cost for the landlord. They’re not collecting $4,200 a month in profit. The mortgage is extremely high, the utilities, taxes, everything is higher. They’re netting a few hundred a month at the most.
I live in LA and invest in rental properties. But, I don’t buy them here because the profit margins are too small. Even though I can charge high rents, the amount I profit isn’t worth the investment. I buy houses in the Midwest where the margins are better. High rents mean nothing. Revenue and profit are two different things.
Also, you obviously don’t know much about money or markets. “Greedy” landlords like myself would be jumping for joy if the bubble BURST. The time to buy is when there’s blood in the streets. Smart people are buying when everyone else is scared and selling.

When someone tells me how much it costs to RENT a closet in NY……I find myself appreciating my $690 mortgage for the 2000 square foot house on 15 acres so much more.
Why don’t y’all MOVE. Unless u just love city living…..move.
We drive to the city once a week for the day. That’s enough for me. It’s 45min from us and I’m nervous of everyone walking past me the entire time lol.

    I 🥰 love this channel❣
I'd like to see a few more of these illegal apartments.
The one shown here was really nice, and with a little creativity, it has plenty of potential. Above all else, it has a sink sprayer 😅❣
I love that there's a back yard so to speak. I'd make it into a little oasis. Only a couple or so concerns would be if some tenants toss things out of their windows.
Been there, and good luck figuring out which tenant is responsible. The other concern is security. That narrow dark alley is a potential magnet for an assortment of troubles. I'd definitely want the entrance with a door. Lastly, I find the rent to be not that reasonable, but considering it's location and all that's included, it's not too bad.
Yet another great video! Thank you!

Cash, read "Low Life" by Luc Sante. It's the underbelly history of 1700-1800's NYC, you'll read about the people who would have lived in that backyard basement place in the 1800's. Also search "How the Other Half Lives" by Jacob Riis. Amazing 1800's photographs of the people in a LOT of the places you feature. He used these photos to campaign for slum reform - you must see it. If you've never seen these 2 books, they will have a profound effect on you, considering your persona. Thank me later.

Honestly I lived in a way weirder secret apartment in Milwaukee for a couple of months one summer. I can't do justice to the weirdness with words. You pull up to this factory in the middle of nowhere that looks like it's abandoned. Then you walk through small patch of woods that has grown up around this factory. Then you reach the outside of a narrow corridor part of the building that connects 2 sections of the factory, but there's a door to enter the corridor. You open the door, enter the corridor, walk about 5 feet to the other side of the corridor, then open a second door to exit the corridor back outside on the other side. Then you see an at least 30 foot fire escape type, metal grated stairway on the side of one of the factory buildings, one those stairways where there is only a single handrail, so if you trip, you could easily free fall off the stairs. You take the fire escape up to the top of the roof, and then walk across the roof to enter one of 2 units that enter above the factory on the roof, but descend into what used to probably be some second floor section of the factory. The shower was one of those locker room type of showers with like 10 different shower heads where factory workers probably used to shower. I will say with that rooftop serving as our patio and the view, we had friends over for the best 4th of July fireworks experience. Milwaukee does a really good 4th show, and our unobstructed view was amazing from the roof, and that year there happened to be a lightening storm happening the same time as the fireworks.
