I definitely hear you and unfortunately, with the economy/re market, turnover rate is way lower than it was when I created this video 4+ years ago... Today, with 3/4 of homeowners having 4% or lower rates, most are not selling and it has created a huge decline in turnover rates, so I am not sure you can find anything close to a 10% rate today... With that being said, in this current market, I am being much more focused on niching down for listings, targeting: Absentee Owners, Divorces, Pre-Foreclosures, Expireds, FSBO's (targeting those that have the highest probability of needing to sell in this market)... I’m looking at a farm area with 718 homes with 80 homes sales in the last 12 months. With two agents, one sells 8 and one sales 6. The rest of agents sales 2-4 homes. Is that to saturated?
Looks like there is roughly a 11% yearly turn over rate (which is great)... Then the 2 main/dominant Agents have under 20% market share between the 2 of them... So, based on these numbers, I don't think it is too saturated at all... As long as it is a market/farm I want to work, my Ideal Client live/moving there, then I would go for it... Joshua Smith yes it is definitely my ideal client. Doctors and attorneys. I just wasn’t sure is 80 sales a year was to little. But heck now I just placed my order for door hangers will start hanging as soon as they arrive!
One way that our Podcast Manager finds the most dominant agents is through simple research on Google! Also keep an eye out for who's ads you are seeing the most of, who has the most signs out in your area, etc.. Hope this helps :) - GSD Studios

It could... I haven't done it personally, all my FB Ads/Leads are inbound where I get their details and call them, but with the right testing and right amount of time devoted to it, you might be able to get Sellers to call you... I haven't cracked that code yet, but it could be possible for sure :)
