I’m on the east coast of Florida right by the beach, we got the cat 1 of Ian and our roads were flooded having to evac people in military trucks.. I can’t imagine how it felt on the other side. My prayers go out to everyone effected by this storm

Lost everything in a basement flood after moving into a new house...moved everything in cardboard boxes down to the basement to get them out of the way, and...boom...big flood destroyed it all...clothes, pictures, books, my freakin Les Paul guitar. Just like you, I now know better. Battery backup on sump pumps also helps now. I survived...you will too. Good luck with everything.

From the beginning you must to make it higher the grown but now is too late. Now must to dig line around the shop to fall the water in and one good mechanism to suck it and to throw to the puplic pump or every whatever you have there.
Drainage in the shop/garage self is an option. like trenches. Here in The Netherlands we have those in the garage. Here in the netherlands it rains a lot so we need to have good drainages. And when you are cleaning the garage the water goes in the trenches then. And you can put solar panels on the roof of the shop. Helps with the no power problem when the sun is shining.
I had a shop that flooded periodically 1-2”. Ended up raising everything 6” to make it easier to clean and not ruin things. I had no way to fix it, as it was rented, and flooded 2-3 times every 2-4 years. Good luck
You also need a check valve on that discharge pipe, it will vacuum it back into the pump chamber and make the pump constantly be on. This can make a pump go bad as well for over working itself.
honestly man, your biggest mistake was having the shops foundation ground level, im in daytona , my shops floor is 8 inches off the ground itself. only floods if hurricaines hit . other than jus grab a nice generator :)
Two suggestions from a Midwestern guy in a flood zone. Marine battery back up sump pumps are a thing and will save you in a pinch. You COULD consider whole house back up generators for the shop and the house. They run on natural gas, which means a blackout doesn't affect them naturally. Sucks man. I hope you solve this issue.
If you want backup power, go for generac generators, theyre propane powered and immediately turn on when the main line power cuts off and theyre reasonably priced. we run one at our house and it has yet to dissapoint.
Having a backup generator was huge up here in PA. We had a storm a years ago that knocked power out for 3 days... PECO couldnt get it together... Next storm it was out for 2 days and went out to grab one. When our new house was built we had them program an external generator to kick on if the power went out.
i was going to say a small 2kw solar array with hybrid inverter with 5~8kwhr of battery will power the lifts, 2 or 3 lights and the sump pump also hybrid inverters can take grid power to maintain the battery and pass grid power to the tools like it was never installed even if you don't want to add solar a simple 24v hybrid inverter with a 5kwhr battery plugged in the wall with UPS mode (standby backup power) will keep a light or two on and power the pump plus in the future you can always add a few panels, EXPECT MORE POWER OUTAGES over then next few years with mass EV adoption and higher energy costs i Expect to see rate in places like Texas match the current rates in California for electricity at least (over 45cents per Kwhr) i was in north DFW i know how it works there you got it easy
I've been watching since you were struggling in a little 1 car garage to do stuff to a miata and it's amazing how far you've come in a relatively short period of time. The only thing I'd do differently with the garage is since the drainage relys on sump pumps, and that takes electricity, you can't afford to lose power, so you need some type of backup plan when you do lose power. Maybe a generator or something? All you can do is keep moving forward.
Dude this is exactly why I HATE hiring contractors! A lot of them do the exact same thing! They do the "work", move on and forget about you when their work craps out! I felt the burn too bro! I'm with you on this one! It ain't fun!
get everything in writing then get an inspector out as soon as they finish. doesn’t get rid of the problem of shit work but it means the aftermath is easier to sort out
Gotta build a trench around the warehouse the land is higher so no matter how much the pump tries on a bad day it'll always flood, French drains only hold so much water natural trenches using gravity pushing water away towards a lower part of the land works the best in this situation. Would do the work for you if I was in your location but hope the advice helps

I know its just more expense but maybe instead of a moat around the outside of the hop do a drainage grate around the interior of the shop as a back up so if water gets in it has somewhere to go and dont have to squeegee it out the bay doors every time. Or even just an L shape floor drain along the walls (6-12in away from the walls) in the back corner that gets the worst of it?
It's probably already been said heaps but might be worth investing In a cheap few hundred dollar gas powered generator for your sump pump incase it happens again and power goes out...
From the first flood and the way the building is setup i knew it was bound to happen again. Your neighbors land is higher and water always flows to the lowest point. Your shop garage is ground level. It should have been elevated 12 inch minimum. And those gutter spouts should have an extension pipe to allow the water to flow away from your property.

Evan only hint I’d give you is the following. Invest in redundancy, concerning your s7mp pump, have a standby generator just big enough to run the pump, this way you can keep pumping in the event torrents of water come down again!
Sucks Evan I i'm in Texas myself and we get some pretty big storms. i just got a generator to power the whole house and also added gutters which has helped tons. The dirt on the back side of your garage seems a little to close to your garage. That's why you are seeing water coming into the back side of it. The french drain can only do so much till it over flows, no advice here just seeing what I see. Hope you get that contractor to fix that soon

I would make sure you guys bury the downspouts and have them go out 15 or so feet away from the shop because that's also going to help with the drainage and it's also just going to help keep the water away from the shop
You should’ve made a drain system inside the shop if you have the money you can still do it so it doesn’t flood like that again do em where you have doors

Also, those storms were crazy. I believe we ended up with a bit over 15" of rain in 24 hours. My neighborhood was partially flooded in (as in, entrances and exits closed, minus a couple).

Hey Evan. I've only had AGM batteries swell when I use a float charger that isnt meant for AGM batteries. Idk what chargers you're using but the Battery Tender Jr has kept my recent yellow top in good shape.
Your gutters should be connected to piping to take the water away from your building. Your dumping the collected water from the square footage of that roof and dropping it around the base of your building….your still gonna have issues, obviously the second person didn’t do what needed 6o be done either.
Your French drain shouldn’t be tied into the same pipes as your basic drain, ie, gutters, etc. unless youHave 6-8 inch pipes, your gonna overload the pipes…..
You don’t care for comments like this but put a roof behind the shop with gutters for storage that way the water can hopefully go to your sump pumps good luck
I bet his sumps will be connected to an auto-start generator in the neR future, so that if the power goes out the generator will kick on automaticemergencypower system-(power detection auto-start back up) an power the pumps and some other emergency equipment like lighting an supply some power to the house, They work great, I help an old boss set one up that we put together our selves with off the shelf parts that we bought an then wired it all ourselves, the trick is not to power everything from the generator, you set up the breakers to where the lights you want in an emergency an then the rooms and appliances like the fridge etc are all set up so you can kick the breakers in the panel isolates the rest of the stuff from what your wanting to power then that way you don't over load the generator an have it only sending power to the breakers that have the appliances like fridge an something to cook with on also the lights that you will need an then choose the rooms you will want to power if need to for a long time like maybe give the living room power an a bed room plus the kitchen, have the rest separated through wiring so just fliping a breaker will keep them from been powered, the reason is if you try an power an entire home an shop you could overload the generator an make it go into fail safe an cut off not to mention the higher the load that more fuel an noise it will create, you want the generator to run a long time so don't power unnecessary rooms an turn off anything not been used so the generator runs on less fuel less noise an less wear and tear, a proper size generator with the proper back up system can allow you to power a few room to live in keep food cold have lights then also have lights in the shop also power the pumps to keep water out an reduce flooding not to mention if need to use tools an make repair etc in an emergency you can simple flip a breaker on to some power outlets in the shop an do what you need, build a generator room an have it elevated with great airflow a fan or to an plu yhe exhaust out of the room, this helps protect it an isolate noise. Have wiring done an checked by someone with knowledge of what there doing not just with a electrical license but with the know how for the type of system you want and need because if done wrong you can back feed the power lines an hurt a lineman a few miles away that's working to fix an restore the power because of your generator sending power down the line due to incorrect wiring an operation of you system.
I don't get the point of the gutters and downspouts. Since the down spouts are not connected to a drain system it just dumps the water on the ground which is the same thing that happens with out gutters. Contractors are not water drainage experts. Typically they build to plans. They should have been given a drainage plan by an engineer. If it was then built to plan (you don't pay the contractor if it is not) then the engineer becomes responsible for the drainage. Those drain inlets did not look nearly large enough for the area you need to drain.
I'm confused how it keeps getting flooded, if the whole building is sealed like it should be then the only culprit is the front doors haha.. Put some proper drainage there and you're done

I do drainage systems, you should add the long ones in front of the garage doors. That would help so much

Have you looked into solar on the shop to run say the lights for "free" then use them for say the pump or lights in the event of an emergency.

Your French drain shouldn’t be tied into the same pipes as your basic drain, ie, gutters, etc. unless youHave 6-8 inch pipes, your gonna overload the pipes…..

I bet his sumps will be connected to an auto-start generator in the neR future, so that if the power goes out the generator will kick on automaticemergencypower system-(power detection auto-start back up) an power the pumps and some other emergency equipment like lighting an supply some power to the house,
They work great, I help an old boss set one up that we put together our selves with off the shelf parts that we bought an then wired it all ourselves, the trick is not to power everything from the generator, you set up the breakers to where the lights you want in an emergency an then the rooms and appliances like the fridge etc are all set up so you can kick the breakers in the panel isolates the rest of the stuff from what your wanting to power then that way you don't over load the generator an have it only sending power to the breakers that have the appliances like fridge an something to cook with on also the lights that you will need an then choose the rooms you will want to power if need to for a long time like maybe give the living room power an a bed room plus the kitchen, have the rest separated through wiring so just fliping a breaker will keep them from been powered, the reason is if you try an power an entire home an shop you could overload the generator an make it go into fail safe an cut off not to mention the higher the load that more fuel an noise it will create, you want the generator to run a long time so don't power unnecessary rooms an turn off anything not been used so the generator runs on less fuel less noise an less wear and tear, a proper size generator with the proper back up system can allow you to power a few room to live in keep food cold have lights then also have lights in the shop also power the pumps to keep water out an reduce flooding not to mention if need to use tools an make repair etc in an emergency you can simple flip a breaker on to some power outlets in the shop an do what you need, build a generator room an have it elevated with great airflow a fan or to an plu yhe exhaust out of the room, this helps protect it an isolate noise. Have wiring done an checked by someone with knowledge of what there doing not just with a electrical license but with the know how for the type of system you want and need because if done wrong you can back feed the power lines an hurt a lineman a few miles away that's working to fix an restore the power because of your generator sending power down the line due to incorrect wiring an operation of you system.

I don't get the point of the gutters and downspouts. Since the down spouts are not connected to a drain system it just dumps the water on the ground which is the same thing that happens with out gutters. Contractors are not water drainage experts. Typically they build to plans. They should have been given a drainage plan by an engineer. If it was then built to plan (you don't pay the contractor if it is not) then the engineer becomes responsible for the drainage. Those drain inlets did not look nearly large enough for the area you need to drain.
I'm confused how it keeps getting flooded, if the whole building is sealed like it should be then the only culprit is the front doors haha.. Put some proper drainage there and you're done

At least buy a Home Depot generator for worst case to run the pump or home in general.
