Similar to most villas in the DR there is no central air, it's all split units. With the height of the ceilings and the living space being so open to the upstairs you would need multiple split units with high BTUs to cool this area, so not practical or economical. But installing 2-3 split units would cost approx $4500 installed. But electricity to run these in a living area this size would be expensive. Many home owners with high ceilings in the living area have an air conditioned media room that can be closed off and air conditioned where the family/renters can watch TV.
Roger, we don't have an MLS so selling prices are not public. I can tell you, after checking the land selling prices in SOV the lot is worth $221,000 ($170 per square meter including $25,000 connection fee) - furniture and appliances are easily $100k. So we are at $330,000 before the build. Hope that helps, not sure what comps you're using to determine that it's not a $700,000 property.
I have been to Dominican Republic many times my brother stays in Puerto Plata. My brother built the house that’s almost 4000 square-foot for $90,000.🫣😅

$371 per square meter??? This is an amazing price. our basic for concrete and rebar is $800 per square meter without turn key finishes. Just to grey build. Please post the builders contact information. We can definitely find him a LOT of business. Thanks
