Chris....the problem is people do not need 2000 sq. Ft. homes...my 1st house was 988 sq.ft. and my parents current house that they raised both my sister AND aging grandmother in, is an 1100 sq. Ft rancher with a finished basement. Considering I personally built a 5 bedroom 5 bathroom for $575K in BC which stands for bring cash, a small starter home built by an owner builder is the way to go to get your foot in this real estate market without outrageous payments. My grandparents did it after the war and everyone else is capable of doing it too... Thanks for the content!
I agree with both your points. People generally don't need a home that big and are probably more suited for something more condo-sized, but unfortunately building small gets pretty expensive per square foot (I talk about this in my videos on Tiny Homes) - so 2000SF seems to be the happy medium. (My first house was 945 SF originally by the way). Being your own project manager / GC is a great way to save money as a typical builder's profit is about 15%, but only some people are suited for that.
