    Great clip, got a defaulted tenant since April this year, only wanted to rent for one year, she was informed per the lease, then she decides not only to stop paying rent but now she's squatting, I offered to help her find a new place and sent her numerous comps, even a few at a lower rent, but still no cigar, so I had my property mgr, file eviction and we put the house on the market but of course prospective buyers are reluctant because they don't want to deal with a deadbeat tenant either, so the lender on the 2nd recommended a property atty. We're in the process of filing in court as I write this, we even offered her 20K to leave once we find a buyer, i.e. during escrow, she still gives us the run around and says she'll think about it, so up to now 3 possible buyers have bailed out thanks to the tenant. I've heard the courts are way backlogged due to the pandemic so getting her out via a court order is going to take quite a while, anyway great info that I have forwarded on to my property manager, I love the biker gang idea, if I knew some bikers I'd have 'em move in right away😂

    In Australia , property managers refuse to help bad tenants receive any resources , as they say it can be used against them legally, " hindering their enjoyment of residency by harassment", Police were told that tenants are selling drugs , Police here say they need at least 3 photos or video evidence of the deals going down to get a search warrant. Not worth having an investment property

    I just got through with my first eviction. It was in St. Charles county. It took about 2 1/2 months to get them out after closing.

    For the people in the comment section. The housing court in your state has a free pamphlet how to evict a tenant. I strongly recommend picking one up reading it because sooner or later you going to need it

    I have a month to month tenant renting one bedroom. We haven't signed a new one so the it is at will now. Last day I seen her was on the 31st and she hasn't paid this month nor appear. Not even her mom knows about her, no phone nor nothing. Now, I gave her 2 more weeks and told her mom if she wants to get her stuff after that period of time cus her things are still there. Now her mom it's talking about lawyers and that its not abandonment that she can claim vacation.

    I’m in BC Canada and my tenant is really depreciating my property and now my son wants to live in the house. I feel bad but she’s costing my tons of money. I’m evicting her tomorrow and I feel so bad!

    My relative was in a bum renters (druggies and thieves) situation. He called the sheriff and started procedures. The renters offered one dollar with a promise to pay the rest as able. My relative was smart enough not to take the dollar as that would have started the non-payment count time all over for the deadbeats. Within three months they were gone and good riddance because a year later Covid pandemic and the insane laws against landlords started.

    basically you use memberships instead of tenants and renting. Like memberships to local swimming pool If your nougaty they kick you out with your flipflops no questions asked. The memberships cost money to the club and the living its for free for members.

    Fantastic video! We just bought some properties and we have some nasty people that they already told us that they are going through the court system (we are disconnecting light/water and put up a big fence)
    However I like the cash for keys! I’m a fan now of the channel

      I would check with your state laws before disconnecting utilities in effort to evict. (illegal in most states)

    I have a tenant that hasn’t paid over 6 months.. most likely it’ll be over 10 months .. literally to 1 year!! I’ll be out thousands of dollars!! Nothing I can do till feb.1. Then , that will probably drag on ... cost me quite some thousands. Who knows of I’ll recoop any of it. Especially if tenant claim all sorts of things. Cash for keys is not a bad idea. I even offered to get the tenant out and I’ll forgive the rent , but.. nope they won’t do it. Attorneys can’t move forth either.

      I am in the same problem.
      This guy(tenant) seems like he knows what he is doing.
      and is willing to go to court.
      the worst thing is...
      the owner of the house lives there and is elderly with lots of health issues.
      He is taking advantage..and stopped paying rent for 6-7mo.
      the Elder is scared of his horrible temper and threats....
      Would love to hear from you and your current situation now..
      I hope eviction was successful!!!

    Biker gang is the only fresh new idea I see as viable. I have 2 tenants that haven't paid throughout most of 2020. One refused cash for keys and the other changed the locks and stopped responding to the door, calls and texts. My mgmt company says I have no recourse except to wait until the court system opens up again maybe in the spring. In the meantime the losses are mounting to more than $10K and there's no relief bill to help me pay my mortgage and taxes. :(

    I have a house for rent, my mom found a couple to move in and once they moved in haven’t paid rent. There is no lease agreement but I decided to sell it. What should I do? IDK maybe I should list it in the RB&B while the non-paying renter stay there. Heck I rather move in too.

    Am I the only one having trouble to accept cash for keys as an ethical solution? The tenant owes you money or is destroying your property. In return they get rewarded? How much more cash are you gonna give to a good tenant then? You’re just passing the pos tenant to the next owner who would do the same thing and pass the tenant again to the next owner. You probably inherited the tenant from the previous owner who gave them cash for keys too.

    I have 3 tent living in one house, 1 in each room and living on the couch, well he not I guess being nice and they don't feel safe, he don't get mail, or pay rent , the one does but the other pays like $20 to $40 a week when she feel like it , but he don't pay anything. They want him out, but my dad let him be there because he was doing work for him but now my dad has passed away in Aug. OH and now the one that was paying saids she going to stop paying until he is out,

    I QUIT LEASING TO MY TENANTS. THEY SIGN A MONTH TO MONTH RENTAL AGREEMENT. I TELL THEM THAT IF THEY DON'T LIKE SOMETHING ABOUT MY PLACE, THEY CAN MOVE AND THAT IF I DON'T LIE ANYTHING ABOUT THEM OR THEY BREAK THE RULES THAT I WILL NOT RENEW THE MONTH TO MONTH AGREEMENT. I HAVE HAD SOME THAT WOULDN'T LEAVE AND WHAT BURNS ME UP IS THE LAW THAT SAYS THEY HAVE RIGHTS!

    Can I move people in if they are not paying ? These tenants have broken every part of the least and refuse to move . When I get them help , they just don’t pay again . Even call me Mrs. silver spoons . They even went on vacation for 2 weeks , they said , get this , they didn’t go on vacation , they drove their cousin on his vacation and he paid them , now I’ve heard it all

    How do y'all deal with the seasoning period required to refinance your rentals? If I have $120k of capital and put 75% of it in a deal (including closing and rehab costs) but have to wait 6 months before I am able to pull my money out, is the only real solution to fund a new deal private/hard money?
    I guess what I am getting at is that even if I had access to $300k worth of capital, I could at most acquire 6 houses a year (~100k all in/each) which is assuming a pretty hard to come by 3 month seasoning and a 3 month renovation that goes absolutely perfectly.
    I am a sophomore in college who is completely naive to the regulations behind refinancing a BRRRR, so any help on this subject is greatly appreciated!

      That is awesome you are starting so young. Private money is the best solution. Keep looking for new banks to work with. Eventually you will find one that won’t have as long seasoning or negotiate with your current bank to lessen the time

    Thank you for posting Im in AR and they will not let me evict until Jan 2nd. There are 2 people receiving a check from yhe government and one that work and their income have not stop due to covid-19. I would really like to get them out.

    I have a question for you or anyone that has any info on this question. I’m about to rent a house signed the house with me and my 4 kids and my girlfriend or 16 year but we ain’t together no more so what can I do to still get this house without her name in the lease because we needed 3x $2500 of income a month it shows that with her income but I’m paying a full year upfront so would they take her off the lease and still let me rent or how dose all this work or what way should I go about it?     I just rented my house to a tenant about two weeks ago. The contract says that she'll be occupying the property with her husband and her daughter, but I actually find out that she lives there with her other daughter as well plus four little grandchildren and her son in law. So instead of three people in the house, I have nine people living in the house, and I just don't know what to do. I'd really appreciate your feedback

      Communicate openly with her and explain she's violating the lease agreement and work out amicable terms. Don't delay, have that convo asap. Don't be afraid - you've done nothing wrong.

    How would someone like me with nothing to offer get someone in a position such as you are to mentor them? I know a lot of people offer for you to pay courses to take but i am trying to think like a broke investor. Invest what I can. So.... what if I offer is time. I put in say x amount of hours helping say you or someone in positions like you weekly daily or monthly helping to the best of my abilities in return for mentoring. I truly hate my job but I make 90k so I work it to support my family. My wife is a nurse in 14 months then I can pursue an interest of mine. Real estate is my interest. Any chance I can trade you my personal time in exchange for knowledge and experience. Everyone wants something for nothing. I at least wanna offer what I can. Any chance you are in search of a motivated obsessive hard worker to take under your wing? I know it’s a long shot commenting on someone’s TH-cam but I’m just trying to find a good mentor so swinging for the fences.
