He made a huge profit and put that profit towards buying more rental properties which will give him more cash flow so where is his “loss”? No one can time the market so if you sell at a profit you don’t lose, you only lose if you sell at a loss.
He also could be worried about the upcoming potential massive increases in long term capital gains taxes, though I agree this is a bad place in the cycle to sell, however it being at a new ATH before the halving isn’t something that has ever happened.
Cash flow is a depreciated asset...you always have to have more cash flow to keep up with the previous yesrs...it comes a time when you max out your cash flow unless you Apple or Google 😂🎉😂🎉

That's how stupid money does it, they go for monetary leverage. True and real smart money doesn't go into debt, they leverage themselves and their knowledge to make money, not anyone else's
Smart money = people that know the game of money. I remember I used to think like that when i was a young investor. But im sure as you become more seasoned and get to larger numbers you'll learn the nxt step of capital management. Included in that is tax mitigation. The market teaches all. Good luck out there

I don't think it'll matter much, if at all. I sold some Ethereum a couple months ago, then used the money to max out my Roth IRA for 2023 before the deadline.
At the end of the day it doesn’t matter if a stock pays dividends or this money is invested I. The company. When a stock pays dividend, it doesn’t grow as fast. If it doesn’t, your stock is worth more and you can sell some of it yourself
It depends on what the company does with the money as well. If you owned Time Warner, and they dropped 20 years of earnings to buy AOL at the peak of the Dot com bubble, then you might have been better off with dividends over those 20 years, rather than them flushing all that money down a rathole.
@@sprinkle61 if you would have periodically sold some stock, then that would have the same result as when it would have given dividend. There might be different tax on dividend and realized profit. But I don’t live in the US so I don’t know.
@@FuZZbaLLbee Yes, there are tax differences in selling VS dividends, but the big risk is that instead of paying you, the company wastes its resources on something useless that never pays off, If you don't like the time warner example, try GE, this dog 'invested' billions over decades buying back its own stock, just to get crushed in the 2008 financial crisis. Yes, if you were disciplined, you could have sold out of some of your GE on the way up, but if you held it, ALL the money spent on buying back worthless GE stock was lost, as the value fell far below the price paid for the stock, and after the fall, that money spent on GE stock can never be recovered, because if they resell the GE stock currently held in the companies treasury, the stock price will just crash that much more, and the net cash will be minimal, far less than the amount spent buying it back.

Agreed. Many people who hold crypto are greedy and this never realize their profits. They think it will grow forever and those losers when it crashes. A balanced trader knows when to exit.
Ok, question...I live in the Seattle area, but I see a rental property in Detroit for just under $100k. There's currently a "reliable" tenant living there, paying $1,200/month. If I buy it, my mortgage payments would be around $850, roughly. The house is in decent shape and in a good part of the city. Assuming there's nothing seriously wrong with the home, would it make sense to buy it and hire a property manager to tend to it? Keep in mind that if anything serious happened, I can hop a plane and be in Detroit about 4 1/2 hours.

Depends on your time horizon. If you want to sell in two years the price will probably rise like it always does and crash to what it is today. If you have a traditional 5ish year investing strategy it’s a fantastic investment as based on historical trends it will be worth a lot more than it is today
If you focus on cashflow even with dividend stocks, aren’t you paying an unnecessary and ridiculous amount of income tax? Like the SP500 would be much better than dividend stocks

Rental properties for me is interesting bc in this rough economy some renters dnt want to pay. It’s hard for me to understand why people love crypto but the headache seems about the same as the risk you get with renters‼️
@@croswellianprincess3590 To get the tax writeoffs, you need leverage for your real estate, that also gives the higher returns. There is some risk going into a downturn, if you have any debt on your real estate, both that tenants may move back in with their mothers, but also that another 'eviction moratorium' might suddenly happen, and then you are screwed, if you need that cash flow to maintain the property.
I agree, but majority of people cant afford to buy outright. And better hope you have a property that doesnt have problem after problem or it will be eating away. However, there are good deals and if one can be patient 4-7 years and know it might take that just to break even, then it can be well worth it. I still think business over real estate although real estate is a business. Combine the two and you can get rich. @croswellianprincess3590

Depends on your time horizon. If you want to sell in two years the price will probably rise like it always does and crash to what it is today. If you have a traditional 5ish year investing strategy it’s a fantastic investment as based on historical trends it will be worth a lot more than it is today

Rental properties for me is interesting bc in this rough economy some renters dnt want to pay. It’s hard for me to understand why people love crypto but the headache seems about the same as the risk you get with renters‼️

@@croswellianprincess3590 To get the tax writeoffs, you need leverage for your real estate, that also gives the higher returns. There is some risk going into a downturn, if you have any debt on your real estate, both that tenants may move back in with their mothers, but also that another 'eviction moratorium' might suddenly happen, and then you are screwed, if you need that cash flow to maintain the property.

I agree, but majority of people cant afford to buy outright. And better hope you have a property that doesnt have problem after problem or it will be eating away. However, there are good deals and if one can be patient 4-7 years and know it might take that just to break even, then it can be well worth it.
