Yes...but I don't need to: I live in Sapporo. Hope to buy something as soon as my longer-term visa situation is resolved (currently on a student visa). I'll be in touch (seriously)!
Hi, @shumatsuopost. Since your team is not accepting any new clients for AIG, what is the process of transferring a personal property to a company (sometime in the future) so it can be rented. My goal is to get a business manager visa but that could take some time.
Not until I get a clear picture of what happens if an earthquake strikes and the Akiya says goodbye to this world. That include knowing the "safest" zones in that regard.
I would rather buy a house in person. It's really difficult to get the "vibe" of something via Zoom, or Line, etc. The smell of fresh tatami is lost via remote communication.
Thank you for this insight into purchasing..It is probably the way I will go..Sight unseen, as the house I would buy is lower end of the market.. Good to know Shu may help some people..
This is what I've been wanting to hear to be honest. I've been intrigued in possibly purchasing a home in Japan but do I need to be physically there and what the processes would be? It's amazing to hear that there are professionals like you on this industry that can provide yhe ease to these doubts and quite surely provide assurance and assistance. Looking forward to more informative videos like this!
Great video! Learning a lot from ur channel, and hopefully in a couple years I’ll be able to buy a house in Japan through your company too! Some content that would be interesting to see is: after the purchase and renovation of the property, what are the next steps to put the house for rent (if your company offers that service) and things related to that process (bank opening, payments of taxes, utilities, that stuff)😮
I think I would pay for Shu's service, then take a trip to Japan and scope out houses while I'm there. I really need to feel the house and neighbourhood. For me, I need 'The Feeling' for the right property. And too many risks if I don't see in person.
In other videos, he stated that he simply took a class to learn Japanese, allowing him to get a student visa. That's something you can start with if you really want to.
If you look through his previous videos you can form the Japanese equivalent of an LCC to manage a few properties. That will qualify you for a business management visa. Visa restrictions have loosened up recently.
Yes very informative. I’ll continue to follow u for more info and look forward to hopefully purchasing a home in the very near future (Ms)Charlie Yamamoto Honolulu Hawaii. USA
Could you do a video for the closing day :) I understand that the buyer may not be comfortable with that, since it's kinda confidential. If that's the case, could you do a video on breaking down the details on the closing day. thank you :)
Have you (your company) pulled back from a purchase when conducting this portion of the sale due to something being disclosed that gives you pause? What kinds of things are discussed that were not previously disclosed when showing the property that would require several hours to complete now?
Another topic that'd be helpful - How to open a bank account without residency card 😊 Without a bank account it's very difficult/costly to manage a property. To collect rent, to pay utilities and the condo fees etc. And it's almost impossible to open without a local ID card. Some banks open for Taiwanese, but am not sure about other nationalities.
very informative video, especially for those interested in buying 空き家, I shared your video with my friends who are looking for property in Japan. thank you for sharing.
I would never buy an house I had never previously seen in person.... but I would gladly leave some paperwork to local professionals to prepare and optimize the deal. Also I still need to come to Japan (but I will be there soon) and I still need to understand this: for a vacation house is it better to buy an apartment in a condo (cons: fixed expenses, neighbours, maybe less space and/or privacy) or a "detached house" (cons: more maintenance and higher costs for extraordinary maintenance)????
How can an all cash and non-resident buyer (completely remote USA national) open a bank account in Japan in order to use for transferring the earnest and closing money (USA-to Japan Bank-to seller)? Japanese banks don’t open accounts to foreign buyers unless they are residents.

Great video Matsuo-san! Arigato! Just a curious question - at which point in the process does the Judicial Scrivener comes in? Is it between the contract day and closing date? Or they step in to the process only after the full payment has been made to the seller? 🙂
Hi Shu Matsuo! I would love your advice on the best prefecture to live in permanently for a family of five, needing land to grow gardens. I will be entering the workforce with administrative and sales skills. Looking for an in-between property that has a decent commute to the beach.
Question: We plan to look buy a small akiya around the Izu Peninsula when we pass through Japan in December, on our way to the Philippines for the winter. What is the fee range if we hired you as POA and to complete the contract after we decided on a place? Thank you.
Great vid…when would the buyer need to insure the property? Does the current insurance have a bridge so there’s no gap in coverage? Also if you might make a future video or clip about property taxes in Japan. One day I will be a client…fingers crossed.
If you sign on behalf of a client & something goes wrong with the property later, how can the client do anything about the documents that were signed by you (the proxy)?
Thank you for showing what is behind the scenes in buying a house in Japan, I would buy remotely with more education. I want to invest in the near future. It seems Yokohama has a lot of real estate for sale. I would like Hokkaido real estate but other cities are good too. Where do I get a list of homes from you? Thank you, Maggie

Yokohama offers more value as well being cheaper and larger sizes for the money. Tokyo will always be Tokyo which is gonna have more conveniences and much more expensive.
Can you do video about climate zones in Japan? For example, in Panama i can find perfect 20C year round if above 1000 above sea level. Do you have something close to that in japan? If so, where?
Hi Shu, looking for advice to buy a house in yamanashi and what your thinking of the Yamanashi market atm? Looking to buy family home in yamanashi or buy an investment property somewhere else and rent in yamanashi to start?
Shu...thus far I have only seen you working residential properties. Have you done other properties? Is the process similar? For example, what if someone is looking for a much larger property like an abandoned school or hotel?
In one of your videos (I forget which) you mentioned that while buying property in Japan doesn't get you any kind of residency -- that there are some good long stay visa options -- do you have any videos that cover that topic? I'm a retired American currently living in Thailand on a long stay visa -- and thinking about Japan, maybe making Japan my home base (if possible), or dividing my team between Japan and Thailand.
I would like to buy a house in japan. Can a foreigner buy one? Am assuming on if you're a resident or citizen of japan?? I dont know about japans policy on foreigner buying land.. but i know in some countries like Mexico. You have to be a legal resident first.
Hello, I understand that you can help a non-Japanese person to buy property in Japan. I am a US citizen. I am not a Japanese citizen. Can I live in the house that you would help me buy and how long can I stay in Japan in my house?
Nice video, looks great on paper, but in practice you don’t reply to the enquires on your website and ignore all requests for service. So i am not sure how you can help… is this real or a scam?

Buying a house and paying monthly taxes but not having a residence permit is not smart at all and Japan won't give you the residence permit but go ahead and buy it..
Wow you charge 10k USD and Akiya Mart Direct charges $2200 for the exact same services (who I hired). You guys are scamming people out of money that could have been used toward an Akiya. Even Akiya & Inaka only charge about 5-6k for these complete services.
Looking at the web presence between this and the Akiya Mart Direct I would be more concerned with the other guys taking my money and running. Not that they would just that their social media presence is very small. Just a few videos on TH-cam and some podcasts. Based on that it seems like the other guys are charging less because that is what their customers are willing to pay. Saying all that I would still be nervous paying this guy $10k and then giving him $100k to buy a place.
It’s not easy to move to or buy a house in Japan because you need at least a college degree to work in Japan and you need that college degree to even move to Japan .not everyone’s smart I’m not .I don’t even have a high school diploma and I’m not even capable of getting a high school diploma or a college degree. Japan needs to stop being strict on people moving there it’s messed up
Thank you very much for sharing all of these details. This video has made me even more determined to involve you in my purchase within the coming year. よろしくお願いします. w/ @50plusselfcarejourney
Would you buy a house in Japan remotely?
Only from you ;-)
Yes...but I don't need to: I live in Sapporo. Hope to buy something as soon as my longer-term visa situation is resolved (currently on a student visa). I'll be in touch (seriously)!

Could you make a video that breaks down the costs of owning a home in Japan, like property taxes, hoa, stuff like that?
It's a unique experience in and of itself that stays unseen for most people! Thanks for sharing this Shu! 📈💯
My pleasure!!

Instructive, the cancellation from seller penalties was not known to me and is a good safety.
Since from afar we will have extra costs
This is one Helpful episode !

Now I just need a 'how to legally move to Japan to retire' video 😭
The way their economy is going, they will have to loosen up their immigration policies soon.
This!

I would be an absolute dream to live in Japan in my own property
You can do it!
Have you (your company) pulled back from a purchase when conducting this portion of the sale due to something being disclosed that gives you pause? What kinds of things are discussed that were not previously disclosed when showing the property that would require several hours to complete now?
Thanks, this is very helpful to understand the process and flow.

Great video! Can you post the raw video of the 契約日 or do a video breaking down the discussion? I'd love to learn some of the 専用語 used.
I would trust your judgement and handling of this matter. Still have my focus on moving to Japan soon.
Great video Shu! I'd be interested to know more about the insurance and home inspection process.

Can you make a video about why you favor buying in places like Yokohama, rather than say Tokyo?
Less concrete?
Didn’t he say he grew up there and lives there? It’s easier to manage properties if you are close by.

If people buy it to rent, then it’s not a problem. But if you buy it to live in, it’s a problem if you don’t have a visa to stay long term.
